PROFESSIONAL EXPERIENCE

PALMS ASSOCIATES, LLC, VIRGINIA BEACH, VA.

DIRECTOR OF PROPERTY MANAGEMENT: 2009-2016

Responsible for, and directed the management of the company’s full residential apartment portfolio consisting of 5,368 units; 23 conventional properties in the four states of Virginia, North Carolina, South Carolina, and Georgia. Maintained an average of 94-95% occupancy while maintaining an average delinquency of less than 1.5% company-wide with minimal concessions. Oversaw four regional managers. Received $20,000 bonus in 2012 for exemplary performance of company portfolio.

REGIONAL SUPERVISOR: 2001-2008 – Responsible for the financial performance of the apartment communities in two of the company’s four regions. These regions were comprised of thirteen properties, approximately 3200 units, located in Virginia, North Carolina, and Georgia. Oversaw two regional managers.

TRAINING DIRECTOR: 1999-2001: Trained rental office staff on new software and company policies and procedures. Facilitated smooth roll-out of company’s first property management software.

Developed and enforced company policies to recognize and reduce potential risk to properties, residents, and employees.

Performed due diligence when the company was contemplating the purchase of land for new properties. Oversaw the development of new properties and led the opening process.
