Contact subcontractors and provide them an updated punch list and schedule manpower for required items. Supervise sub-contractors to complete punch list items also assign union carpenters for work not covered by sub-contractors. With all punch list items work confirmed have another walk thru with broker and owner to confirm said items have been completed, Turn over the buildings to owner, both are on market for sale at this time

Additional assignments included supervision of manpower for 3 additional projects in the Savannah area that required punch list work.

Communication with the client, subcontractors, field personnel and other Maicom managers; generating and maintaining project schedules, monitoring budgets, coordinating subcontractors and materials; monitoring and implementing safety and quality standards in the field, for rebuilds and new construction. That would include power supply from local electrical companies and generator installations to match the Comcast power requirements.

Manage the preventative maintenance program of 181 sites for Comcast in the beltway region. Comcast beltway region covers all of Maryland, Virginia, Delaware, Washington, DC and parts of West Virginia. Program responsibilities include all preventive maintenance schedules, repairs and any work orders to keep all sites operational. The preventive maintenance project includes the scheduling and coordination of all contractors for inspections of generators, HVAC, DC plants, fire protection and UPS systems. I have responsibility for billing and all contract cost for the PM work. Project includes 12 contractors and Maicom manpower to the complete work.

Managing process initiatives on individual projects, to include initial review of RFP to build a tower network on the southern border for the Department of Homeland Security (DHS). The RFP required the management of all phases of work for the build-out of a new tower network to include initial site location acceptance, site design, management of the manpower required, and management of the process for material and equipment acquisition, review and approve all construction plans. Supervised the construction of two command and control centers for U.S. Customs and Border Patrol. Build out included review of all design aspects for a new site. The design and build out included all aspects of a new tower location,. design, layout of site, grounding or the site and power requirements as required. Power requirements Installation of solar, generator and battery installations (power grid network was not available due to remote location). Review budgets and forecast subcontractor requirements for the projects. Provide a material list, schedule delivery and then coordinate with the field the installation. Review scope of work for subcontractors and coordinate all field work as required. Schedule all phases of tower construction. Initiate and review all field work orders and the processes required to construct the tower network. Assist in all phases of planning the build-out to include the manpower and equipment requirements and quality control for site construction. Provide a CPM to meet deliverables. Review the construction procedures and processes at sites until final acceptance. Research zoning and permit requirements in numerous states, counties, and cities including the department of transportation permitting procedures for 152 locations. Acquire all permits needed for construction of the approved initial build-out of 23 tower sites. Assist in training of manpower in the construction of the towers and oversee the field operations teams through completion and acceptance of 26 sites built in the Tucson sector.

Assignment included 254 sites with Sprint PCS, 53 sites with Verizon Wireless and 83 sites with T-Mobile of a GSM/UMTS NETWORK in numerous cities/states. Staff included nine (9) Construction Managers and one (1) Project Coordinator, completed 292 sites in 3 years. Ensure compliance with the design and construction of cell sites in accordance with the standards of Sprint, Verizon and T-Mobile. Ensure all Construction Managers and Subcontractors completed sites in a timely manner. Prepared budgets, developed and managed construction schedules, created Scopes of Work and Request for Proposals, conducted competitive bids and awarded contracts. Provided quality control of sites prior to equipment installation, ensured sites met stringent design standards.

Performed ongoing construction inspections of cell sites to ensure all manpower

was performing their assignments in accordance to the Sprint PCS, Verizon

Wireless and T-Mobile GSM/UMTS standards. Completed audit 93 cellular tower files in 6 states for Network Towers, LLC, to assure that Phase I, NEPA, FAA, FCC, leases, site plans, permits, zoning, structural and geotechnical items are in compliance. Follow through with acquiring all missing items. Audit 32 cellular tower files for AAT Communications. Control Center and numerous other smaller projects throughout the country. A requirement as Construction manager was to complete site assessments and analyze future construction options. Review lease agreements for CO locations. Wrote scopes of work, reviewed proposals and contract agreements for A&E plan development and construction management firms. Ensured plans were in compliance with the Teligent CO standards. Negotiated riser rights, equipment space expansion and antenna rights with

building management in several markets. Work included all phases of construction for numerous projects that involved supermarkets, warehousing, commercial office space and a 440 bed medium security prison with power plant and coal fired heating plant upgrade along with a waste water treatment plant for prison use to the Susquehanna River (Pennsylvania State Correctional Facility at Retreat) in the Wilkes-Barre /Scranton area of Pennsylvania. Dollar value of the project was $28 million. Responsibilities included site coordination of all sub-contractor work and of manpower assigned to all projects, management of a work force of up to 150 men.

Prior to 1984 I had worked with a general contractor on numerous projects in the Wilkes-Barre, PA. Also worked for New York State DOT as a surveyor for the Real Estate Division on Long Island and completed highway layout work.
