Patriot Homes / Lennar Corporation September 2005 to September 2009

Senior Project Manager: Recruited with expectation of becomingthe Area Manager in Northern Baltimore County, Maryland and York County, Pennsylvania. Responsible for all ongoing construction activities in two start-up communities with high-end million dollar homes. Managed the supervisors, assistants and subcontractors on a daily basis. Negotiated and selected new subcontractors with specific emphasis on improving / correcting the blue prints, cost take-offs and reducing building days. Implemented the Build-pro computer software program to help reduce the building days on new products that were hurting the building cycle.

Production Manager: Selected to manage the relatively new lower shore of Delaware territory consisting of five new communities in the start-up phase. The goal was to reduce building days and streamline all phases of the construction cycle to make the building process more efficient.

Senior Project Manager: Responsible for managing all construction and service in new start-up territory in Hartford County, Maryland. Managed, on a daily basis, three project managers, supervisors and trainees. Coordinated the contact, selection and development of the new subcontractor base. Construction Manager: Total responsibility for managing overall construction and service activities for five communities, four in Carroll County, Maryland and one in York County, Pennsylvania. Masonry has a broad product line consisting of high-end custom single-family as well as basic town homes. Responsible for all aspects of the construction process: selecting and managing subcontractors, land development, field construction, and coordinating pre-settlement / final walk-through inspections and service. Production Manager: Responsible for managing construction of scattered-lot and subdivision single family homes in northern Maryland and southern Pennsylvania. Duties included all aspects of the construction process including customer contact from point of the initial deposit. I met with the customer to determine that the customer's lot

was acceptable, prepared a price estimate of all lot variables and coordinated the final contract pricing information with sales. Duties also included securing subcontractor bids, pricing, reviewing and revising construction drawings, forecasting, securing bank draws, approving invoices, conducting pre-settlement / final walk-through inspections and insuring complete customer satisfaction.
