*Performed new due diligence (DD) evaluations of potential multi-family acquisitions which entailed thorough property inspections of general building and property conditions and condition and health of all major property and building systems including roofing, plumbing, electrical, asphalt, dry rot, structural integrity of all structures, seismic, ADA accessibility and compliance, adherence to current building codes where life-safety and accessibility were concerned and value additions that could be made to bring the property to PUR`s standards.

*Addressed landscape, signage, parking conditions, exterior lighting, exterior shell of buildings, major systems as described above, interior unit rehabs and new exterior design elements in order to modernize and provide a more competitive, higher quality product for the immediate market.

*Provided cost estimates for all maintenance items identified during due diligence falling into one of (3) categories: Life Safety, Deferred Maintenance or Value Add in order to establish a capital budget to be implemented into the deal structure.

*Developed scope based on initial DD findings, solicited multiple contractors for each trade appropriate for the scope and awarded contracts based on budget and finding the best suited, most qualified contractor for the job.

*Worked closely with the asset management team (of which I was a part), to design, budget and build the agreed upon vision for the project.

*Managed contractors and sub-contractors as appropriate from the permit processes through final completion of work.

*Created Microsoft Project schedules both broad and detailed from the acquisition phase through completion of the project.

*Worked closely with designers, architects, asset managers, property managers and staff, residents, contractors and sub-contractors to successfully manage several multi-million dollar renovation projects, transforming and modernizing older, neglected multifamily housing projects throughout the greater Bay Area.
