State Highway Department; business name: (C2-D2) Contractors, Consultants, Developers, Demolition. . .

LAND DEVELOPER: Washington State, Colorado: Supervised Planning & Development design of all subdivisions, obtained government approvals & developed all subdivision lots for 2nd largest residential home & apartment builder in state of Washington; supervised all construction and land development on all projects except Sec. 8 Low Income HUD Housing projects. . .

PROJECT MANAGER: Destination Resort, 20 minute drive north of Aspen, Colorado: Hired by former President of Dell Webb Corporation, L.C. Jacobson, to design, construct and manage 60 Resort Condominiums, a 9 hole golf course, 14 fly-fishing trout ponds, skeet & trap range, horse riding facilities and 165 head cattle operation on the 470 acre Roaring Fork Ranch. . .

PROPERTY MANAGER*: California-Nevada: Set up and administered the foreclosure, property management, repair and marketing departments for liquidation of $30,000,000+ worth of foreclosure REO properties for three different Lending Institutions. . .

REAL ESTATE BROKER/OWNER: (Simba Realty) Tucson, Arizona: (REO Realty) in Palo Alto, California; construct, manage, list and market single & multi-family residential units; commercial offices, private schools and vacant land properties. . .

REAL ESTATE CONSULTANT: Arizona-California-Washington: Research, analyze and evaluate residential and income properties for investment groups, buyers and Lending Institutions; most properties were Lending Institution's foreclosures. . .

SAVING & LOAN VP*: California-Nevada-Washington: Setup, manage and train building inspectors, as required for the construction loan department's new voucher systems for two Savings & Loan Corporations. Also arranged joint ventures with prominent builders in area. . .

COMMON LABORER: Akron/Canton, Ohio: At 15 years old I exaggerated about my age, (needed to be 18) and joined the AFL/CIO Construction Labor's Union; did full spectrum of construction work, digging ditches, pouring concrete, rough & finish plumbing, rebar placement, rough & finish carpentry, electrical conduit placement, roofing, masonry work and backhoe and dozer operation; kept dues paid up and went back to work with Union every summer while attending High School & 2 years of college on athletic scholarship; Bus. Major, Kent State Univ.

MILITARY: U.S. Navy: Attended Boot Camp: played football for Pensacola Navy Goshawks at Pensacola, Florida Naval Air station one year: after knee injuries, requested aviation school; upon completion was transferred to U.S.S. Intrepid-CVA 11, Aircraft Carrier; spent last 3 years of 4 year hitch in V-4 Division, (Explosive Fuels) refueling aircraft and maintaining fueling pumps and pipe lines for ship refueling from tankers. (3 -- 8 month Med. cruises 3 - Caribbean cruises)

PRESENT DAY: In 2009 I retired, closed my real estate office in Tucson, AZ, and moved back to Supply, NC (Holden Beach) to assist 2 of my brothers; the oldest, Bill Heffernan, in Bolivia, NC with liver cancer, and my next to youngest brother, John Heffernan, with prostate cancer in Shallotte NC. I presently live with John, now in remission of his prostate cancer; we're both divorced and John still runs his home repair and maintenance business, "Professional Touch". . .

My reasons for contacting you with this personal resume is that since I've retired and moved to Supply, NC from Tucson, AZ in 2009, the only activities I've participated in is: working out, fishing, hunting, Church and volunteering at the new Brunswick, Novant Hospital; I've taken a big hit in the stock markets and thought you could possibly use someone with my real estate experiences to assist you as a full or part-time employee or consultant; I know that my past experiences could assist you in any of the following endeavors plus many others not mentioned:

A.) Offer Lending Institutions our services to go in and complete their unfinished homes, commercial buildings and/or subdivisions that they've foreclosed on. . .

B.) Offer Lending Institutions our services for managing and marketing their problem foreclosure properties. . .

C.) Offer property Management Companies assistance in refurbishing their properties so that they're rentable and marketable. (Investors need occupied properties.)

D.) Contact large Apartment Complex owners and Hotel owners and offer our supervisory subcontractor maintenance and coordination services. . .

E.) Offer Lending Institutions our complete take over of their unwanted REO foreclosure properties: we hold the Trustee sale, evict the occupants, refurbish the buildings, get it occupied, manage it, and sell it to buyer/occupants or Investors; or possibly buy it ourselves. . .

Lending Institutions are not in the problem property business, nor do they want to be; nor do they want to pay a knowledgeable person like myself, what I would charge to manage their foreclosure departments. I /we could save them millions of dollars, but they all seem to want to create their own way of liquidating their foreclosure (REO) properties instead or using the existing real estate professionals and local M.L.S. services; they're Bankers, money managers, and lawyers, not real estate managers; they have little to no knowledge of construction codes, building and grounds maintenance, tenant management or income maximization; i.e. fix em up (creates jobs); rent em up; and they will sell to investors. I know from past experiences; the government entities; HUD, FHA & VA are the worst of all at wasting tax payer's money. . .
