I spend most days evaluating and bidding on repairs to bank owned residential properties throughout Southern California. Photo documenting and bidding on all repairs necessary including mold/water damage remediation, framing, drywall, electrical, plumbing, foundation, appliances, doors, windows, garage doors and openers, irrigation sprinklers, pool equipment, HVAC, roofing, pest infestation, trash removal etc. Periodically I am asked to complete minor repairs including: installing smoke and carbon monoxide detectors and batteries, entry door locks and deadbolts, gate repairs, boarding up of broken windows, replace missing or damaged light fixtures, light switches, outlets, sink faucets, minor plumbing, HVAC thermostats, paint touch up, minor drywall repairs. As a Project Superintendent of Tenant Improvement for the third largest commercial property owner in Orange County, my regular duties included the following:
Maintain a construction schedule set by the leasing department for new tenant improvements.
Schedule subcontractors on a daily basis and oversee all work to ensure company imposed building standards are being met.
Submitting plans to city building departments for the purpose of obtaining a permit.
Submitting additional work authorization requests to the project manager for approval.
Conducting weekly on site safety meetings.
Regularly meeting with onsite property managers to address any pending repairs requiring a repair vendor rather than a company technician.
