I located foreclosure properties mostly times through the bankruptcy process, performed all due diligence, title verification, feasibility analysis, N.O.I. determination, comps, pro formas, and successfully closed transactions. I could have acquired another $10 million of commercial real estate if my employer had additional money. The profit would have been an additional $4 million. The geographical area for acquisitions was all of California and Clark County Nevada.

In 13 years, I have successfully performed 150 site selections for new units, with only 4 units that have closed.
