I earned a Bachelor of Architecture and a BS in Environmental Design and Planning from North Carolina State. I studied Architecture at the Glasgow School of Art, and Finance and Political Economy at Oxford. I hold an Architecture License, LEED Professional Certification, and certified completion of the NCARB IDP.
Selected Accomplishments
Turned around project to meet budget. Phase II of a JD McCormick build out was going to exceed its $5.25M budget, (Phase I also went over budget). Modified the design, and rebid the land development, building, and management contracts. Brought project in under budget at $4.4M and used surplus to defray Phase I costs.
Improved revenue. The subcontractoraaiais poor workmanship resulted in negative neighborhood and city reactions. Obtained budget from Urban Quest to rectify issues. Oversaw improvements to buildings and grounds. Completed project resulted in 2x condo sales and 4x retail space leasing. Won award from City of Chicago for development.
Negotiated improved contracts to meet budget. The $4.25M loan for a 64-unit building at JD McCormick was insufficient to meet the budget. Renegotiated contracts, looking for value propositions to create win-win situations with architects, engineers, and contractors. Reduced project costs from $4.6M to $4.2M.
Captured lucrative deal. A major retailer wanted space, but did not agree on terms with the building owner. Selected by Frye Gillan Molinaro to negotiate rentable space, square footage, and building upgrades. Negotiated 1.5x lease rate for double the lease term. Used surplus money to help building owner make upgrades.

VP of Development, JD McCormick Co. ($14.5M real estate developer), 2011 to 2012. Located building sites, established building plans and budgets, and negotiated partnership, bank, and vendor contracts. Identified potential markets and conducted profit-to-cost ratios for rentals. Managed multiple projects with budgets up to $7M.
Principal, Ryan Kolar Architecture, 2008 to 2011. Identified commercial real estate opportunities and pursued development projects with retailers such as Starbucks. Created / implemented investment budgets and contracted with investors, leading teams on land acquisition, grant writing, tax research, proposals, and reports.

Project Architect, Rafael Vinoly Architects, 2007 to 2008. University of Chicago, New Hospital pavilion. Managed $685M budget and twenty eight team members.
Project Designer, Demonica Delmuro Architects, 2006 to 2007. Lead institutional designer $8.5M New Greencastle Campus for Ivy Tech CC. Land planning and development for $285M Moraine Valley CC.
Project Coordinator, Urban Quest/Quest Development, 2006. $93M Roosevelt Square, Phase I. Project won LISC Chicago Neighborhood Development award. Lead Manager of $12.5M Resurrection project in Chicagoaaiais Pilsen neighborhood.
Project Designer, Frye Gillan Molinaro Architects, 2004 to 2006. Lead development liaison for five Chicago skyscrapers. Managed 25 build outs for retail stores, such as The Gap, Nordstrom Rack, Forever 21, Brooks Bros., Dunkinaaiai Donuts and several small restaurants.
Additional Activities: Initiated a design program for Raleigh inner-city youth, served as a Design Consultant for the Lift Committee to resurrect Western Pennsylvania, and was elected as the student representative on the NC State Physical Environment and Planning Committee.
