Professionally manage all day-to-day operations and all personnel in multiple corporate branches covering the Central Florida. Key in starting the first office for this company in the Florida market and developing it into a multimillion dollar operation.

Recruited, hired, trained, managed, developed, and coached all employees. Managed the business development process for Florida branches, and new client community transitions. Additionally, managed a portfolio of both condominiums and homeowner's associations.

Community Management Concepts: June 2007 to December 2007

Community Association Manager / On-Site: 6595 Sunset Way, St. Pete Beach, FL

Full-time on-site manager for Silver Sands Beach and Racquet Club, a luxury beachfront condominium of 300 units. Managed all operations for three associations and the master association.

Renovated entry foyer and hallways to clubhouse; upgraded all air conditioning units in clubhouse, replaced pool heater; significantly improved mail and payment processes; worked closely with maintenance supervisor to produce increased staff performance; organized office to improve efficiency and presentation to clients; renovated storage areas to provide disaster-proof document security.

Florida Community Property Management: September 2004 to December 2007

Community Association Manager / On-Site: 8141 54th Avenue North, St. Petersburg, FL

Full-time on-site manager of 8 associations at Five Towns of Terrace Park. Amenities included 6 pools (4 heated), a hot tub, a gym, 2 clubhouses (including clubhouse rentals), a library, 2 tennis courts, 2 Bocce Ball courts, 10 Shuffleboard courts, 6 billiards tables, 9 ponds, a Lake Walk, and gazebos with gas grills, on proximately 62 acres.

Completely renovated a large portion of the facilities with a $250,000 budget, including: six rooms in large clubhouse; two large bathrooms upgraded to ADA standards; ordered, purchased, and supervised installation of new fitness equipment; all new furniture, fixtures, and wall decor; billiard & card rooms including tables; and the library.

Hired, trained, and supervised maintenance, housekeeping, irrigation, and landscaping; managed part-time security.

Promoted to V.P. of Operations in March of 2006. Additional duties included Human Resources, compiling FCPM management contract bid process, and procurement.

Holiday Shores Park 1995 to August 2004

Community Association Manager / On-Site: 10289 Paradise Drive, Largo, FL

Hired as Administrative Assistant. In November of 1995, obtained Community Association Manager license (LCAM) was promoted to manager for 311 unit manufactured home park covering approximately 40 acres. Installed 4,400 linear feet of see wall without having to have a special assessment, as well as other improvements including repaving and slurry coating roads.

All CAM Positions: 1995 to Present

Other duties: Attended Board of Directors meetings; advised Boards; inspected property; managed all vendors; addressed collections and legal issues; advised on and retained insurance; produced budgets and ensured the association was managed within that budget; managed the architectural review process; managed resident and association record keeping; resident inquiries and / or complaints; amenity fulfillment; interaction with governmental agencies.

All Children's Hospital January 1993 to July 1995

Office Manager 501 6th Avenue South, St. Petersburg, FL

Hired as Office Manager of the Nephrology Department as the first department to be both All Children's and USF. Developed and initiated the systems which the departments still have in effect. Handled all phases of the office including setting appointments, clinics, authorizations, billing, CPT, and ICD 9 coding, correspondence, ordering, inventory, filing, statistics, and all other aspects of the departments.

I have served on the CAI Suncoast Manager's Committee since 2004 to promote education for the LCAM

The committee provides programs for the managers and social events.

I held the position of Co-chair and Chairperson.

Previous experience included working for a medical planning and consulting firm where actively involved in all phases of project planning from marketing proposals to project completion, including master planning, certificate of need applications, site visits and attending out-of-town meetings, inventory, preparing specifications for bid, material cuts and technical data for architects and contractors. Tasks involved the flow of work for the projects and overseeing its completion, as well as communication between the office and the client.
