PFCS, Inc. is a general contracting, construction management and expert construction services
provider. Specific services include: Construction Consulting; Property Inspection, Testing,
Assessment & Analysis; Construction Cost Estimating & Budgeting; Construction Management &
General Contracting; Training, Education & System Development; and Expert Witness, Mediation
& Testimony.
1998-2008: Self-Employed, Callanan Development & Construction, Los Alamitos, CA
General Contractor specializing in providing custom residential design and build solutions. Projects
consisted of residential remodels, re-builds and custom homes. Prime contractor working closely
with design and finance associates to identify, develop and build custom residential projects for
individual homeowners.
1997: Superintendent, Baker Pacific, Long Beach, CA
Superintendent for general contractor. Retained to oversee commercial tenant improvement projects.
Projects consisted of mid-rise building full floor build outs, retail center reconstruction and other
tenant improvement projects. Responsibilities included on-site project management, direction of
both in-house and sub contracted trades. Also called upon to review and advise other commercial
and residential repair projects for Baker Pacific insurance services division.
1990-1996: Self-Employed, Callanan Development & Construction, Garden Grove, CA.
General and sub-contractor on residential and light commercial projects. Projects consisted of both
residential and commercial remodels, additions and repairs. Responsibilities included execution of
framing and foundation sub-contracts for custom homes as well as prime contracts for remodel and
addition projects.

1989-1990: Contractor Assistant, D.C. Carlson Enterprises, Torrance, CA
Retained as project assistant to the General Contractor. Projects consisted of subterranean parking
structure, three-story condominium building and complex hill side custom home construction.
Responsibilities included monitoring of on-site production of both in-house and subcontracted
trades.
1988-1989: Production Manager, Magness and Sons Construction, Anaheim CA.
Working production manager for commercial and residential general contractor. Projects consisted
of mid-sized retail and multi-family new construction projects. Responsibilities included
coordination of multiple active projects, direction of in-house foundation and framing crews,
supervision of sub-contracted trades and on-site project management. Also called upon to direct and
oversee residential remodel and repair projects.
1985-1987, Carpenter, Carlson Concrete, Stanton, CA
Concrete carpenter working for commercial and residential concrete sub-contractor. Projects
consisted of structural concrete construction including retaining walls, columns, bank vault and
architectural concrete features. Projects also included commercial and residential foundation, site
work and public works. Responsibilities included building layout, construction of forms, fabrication
and installation of reinforcing steel as well as placement and finishing of concrete.

presentation discusses how codes and standards have evolved through the centuries to provide
for the health, welfare and safety of the general public and how they continue to evolve today.
2008 California Building Code Update Long Beach, CA. February 4, 2008.
One day seminar presented by the Southern California Chapter of The Institute of Roofing,
Waterproofing and Building Envelope Professionals. The presentation addressed revisions to the
2008 CBC in regard to roofing and building envelope assemblies.

Two-hour presentation regarding residential framing process from beginning to end, including wood
framed construction and common framing defects. Detailed explanation of phases of framing and
the relationships to other trades with photographs, diagrams, drawings, and demonstrations.
Introduction to Construction Cost Estimating Irvine, CA. March 18, 2009.
Two-hour seminar. The presentation outlines a step-by-step method for planning, creating and
delivering estimates for construction.

Two-hour presentation regarding an overview of typical foundation systems in light frame building.
