Qualifications:

I have over (22) years experience in Property Management positions. Ive managed properties from residential, commercial, and retail stores nationwide. I have been a grounds supervisor all the way up to the Director of Maintenance for a growing Property Management Company and was in charge of 275 + mall-based stores nationwide. I have also been responsible of maintaining over One Million Sq. Ft. of commercial properties. I have been responsible of setting up all operating budgets for all positions held. I have also managed 1.2 million sq. ft. of mall property for Westfield Shopping Towns where I am responsible for a CAM budget of over four million dollars.

2008 Present, Regional Service Manager, Capital Expenditures On Site Support, Archstone Communities.

* Responsible for the Capital Expenditures for Archstones residential portfolio, which consists of 26 communities, totaling over 7510 apartment homes in San Diego, Orange County and Inland Empire.

* Develop and coordinate annual capital budgets which consists of $5,500,000 million dollars within my region.

* Develop and monitor annual contracts with vendors/contractors so that we meet our annual capital budgets.

* Coordinate bi-monthly Service Manager meetings, which consist of training, policies, and procedures.

* Work closely with the Operations Managers and Community Managers to ensure a high level of low-cost, value-added maintenance is provided consistently in the regions and responsible for implementing and managing capital projects.

* The Regional Service Manager evaluates and recommends capital improvements, reports progress of regional capital projects to management.

* Responsible with negotiating contracts with contractors and subcontractors, coordinate lien waivers, warranties, and certificates of insurance.

* Coordinate and conduct pre-job walks for all major construction projects such as Asphalt RR seal coats, Exterior Paint Jobs, Roof Replacements, Office Remodels, Elevator Modifications, ADA work, and Rehabs. Also, do final punch job walks.

* Coordinate land and ADA surveys and plans implementation for compliance.

* Plan and implement community changes based on survey results, act in conjunction with Risk Management as consultant and coordinator in disaster situations such as earthquakes, floods, fire, and other natural and manmade disasters.

* Ensures community standards are met by conducting quarterly independent physical inspections of all areas to evaluate conditions and conducts follow-up meetings.

* Assists community managers in recruiting, interviewing, and retaining maintenance associates.

* Works with the Training Department in developing and implementing maintenance training programs.

* Work closely with the Operations Managers to assess Service Managers skill levels and makes recommendations for career developmental plans.

2006 2008, Facilities Manager, Grand Pacific Resorts.

*Responsibilities: Direct responsibilities for housekeeping (including laundry) and maintenance departments. Responsibilities include all departments long and short term planning; audit inventory; scheduling; and budgeting.

*Facilities Director to attend all staff related organizational meetings. It is the responsibility of the Facilities Director to maintain and update the Preventative Maintenance Program and make recommendations to Resort manager on HOA Reserve Project and Hotel Capital Improvement Program. Facilities Manager has main responsibility under Resort Managers supervision to bid, contract, schedule, quality control, and audit $300,000 to $1,200,000 of reserve and Capital Improvement projects per year.

*The Facilities Director will be aware of and adhere to Corporate and Carlsbad Inn policies and expectations. Any changes to policy or expectations will be communicated to Housekeeping Supervisor and Maintenance Supervisor.

*Facilities Director participated in any and all customer service, quality control, and employee motivation programs established by superiors and will attempt to champion above elements at all times.

*Carlsbad Inn adheres to a team oriented management concept and Facilities Director will involve himself/herself in team decision making. Carlsbad Inn Facilities Manager will respond to any request made by the General Manager relative to projects at other Grand Pacific and Winners Circle Resorts.

* Responsible for the day to day operations of 1.2 million sq. ft. of a mall space.

* Coordinate all tenant improvements from pre-construction meetings to daily site inspections.

* Responsible for the Common Area Maintenance budget which is over $4,000,000 dollars.

* Work closely with Marketing, leasing, and Center Management to make sure that we are always delivering store openings on time and that we maintain the high level of customer service to our tenants and shoppers.
