SELECTED ACCOMPLISHMENTS
Acquisition opens door to new markets.
Dependence on commercial contracts for 98% of
threatened Lee growth and stability. Seeing
untapped niche in high-end residential
segment, acquired boutique wallpapering firm
with strong book of business. Grew residential
share of business from
capturing $340K in new revenue.
Gained competitive advantage to capture a $1M
account. Lee was competing for a major
apartment tower contract against firms with
lower labor costs. To overcome the
disadvantage, sourced wall covering materials
of equal quality at 25% below competing
contractor, saving client $300K. Won contract
for painting/papering 240 floors in nine
buildings.
Developed program to meet stringent EPA
regulations. Strict new rules required complex
mitigation strategies for lead paint and
airborne dust. Created program for Lee to
ensure compliance required in maintaining and
painting 7,500+ apartments for Lefrak and
other clients. Completed 20,000 projects
without a single violation, fine or complaint.
Major disaster recovery project. Gateway
Plaza, a six-building Battery Park City
complex with 2,000 apartments, faced a massive
cleanup following 9/11. Acting as a consultant
for the building management firm, developed
and oversaw a comprehensive cleanup plan.
Project was completed on time with no health
or environment issues.
Won exclusive contract for 11-building hi-rise
complex. Management for Newport City, the
largest new development in Jersey City, was
seeking bids for maintaining two buildings.
After capturing the initial contract,
leveraged superior service to sign exclusive
$1.1M annual contract for all buildings in
complex totaling 4,100 units.
Sound labor relations fend off union. IUPAT
painters union repeatedly attempted to
unionize Lee. Counteracted the efforts,
continuously improving relations with
workforce and upgrading benefits/policies to
match union standards. Successfully maintained
a non-union shop. Retained key staff with
average employee tenure of seven years.
Acquisitions drive 75% revenue jump. Lee
growth had stalled. To find new opportunities,
recognized the need for expanding both market
coverage and capabilities. Negotiated two
successive acquisitions of commercial
contracting firms in less than two years. In
one acquisition, secured a 5,000-apartment
contract, adding $875K in new revenue.
