CAREER OVERVIEW

I have more than 34 years experience in land development and homebuilding from entry level employee to middle and senior management. I have been a draftsman, designed subdivisions, processed engineering plans, plats and zoning documents and made presentations to City Councils and Planning Commissions as well as actually coordinating the lot construction. I have directed sales people and been responsible for marketing. I have coordinated operations of the Vice Presidents of each of the other departments.

I have lead Denvers finest homebuilder over an 11 year period, through 3 changes of ownership working with and being directly involved in each of the ownership transitions.

I have been actively involved in the Denver Metro Homebuilders Association, including chairing multiple committees over a 30 year period, serving on the board of directors and executive committee for 4 years, and as President of the association in 2001.

16 years, Vice President of Land Development, Melody Homes, Denver, Co. I oversaw operations of an in-house land dev. Dept. which was responsible for all annexation, zoning and entitlements for primarily single family subdivisions. We had our own engineers and draftsmen and prepared all of the plans ourselves. We also included a surveying dept. and a construction dept., which was responsible for the actual development of the lots. During the period of the early 90s, after a drastic reduction in the staff of the company to reflect the downturn in the housing market, I also assumed responsibility for the in-house sales staff and marketing staff, at which time I was directly responsible for our advertising program, as well.

3 years, Executive Vice President, Melody Homes, Denver, Co. In this role, I operated as a c.o.o. responsible for daily coordination of our various departments while still retaining the responsibility for the land development dept.

11 years, Division President, Melody Homes, Denver Co. [the last 4 years, we were a division of D.R. Horton] During my tenure as Division President, I grew our company from one not in the top 10, volume wise, in the Denver metro housing market, to the largest single homebuilding division in the entire state. The year before I assumed control, we had closed 250 homes. My final year, we closed 2000 homes in multiple locations from Colorado Springs to Fort Collins, and did more than $500,000,000 in gross revenues.

My skills include team building, organization and planning. During my tenure as Div. Pres., we built a company which had virtually no voluntary turnover at the project superintendant, middle and senior management levels. I believe in loyalty to employees and vendors and have a proven track record of engendering the same loyalty to me and my organization . We had sub-contractors working for us who were the sons and daughters of the original vendors. Some of these companies had worked with and for Melody Homes for nearly 50 years.

EDUCATION

My education was in the field of civil engineering design and drafting from Platte College, a small technical school in St. Joseph, Mo. Virtually all of the skills which I have utilized in my management career were acquired on the job.
