and commercial real estate. Provide professional representation for clients including, but
not limited to, writing, negotiating, transacting and facilitating contracts from their
inception to a successful closing. Mentor, coach, train, motivate and direct a team of 15
licensed realtors and monitor their activities to insure compliance with state and federal
laws governing the sale and purchase of real estate according to the rules and regulations
of the Florida Real Estate Commission. Responsible for monitoring the daily activity,
productivity, and accountability of realtors to be sure that all corporate policies are
followed and requirements are met. Teach classes to both experienced and newly licensed

Responsible for processing contracts and facilitating all of the transaction management
elements for each contract to insure their successful closing. Worked closely with
clients, lenders, title agents, inspectors, insurance agents, and originating realtors
throughout the transaction process.
Responsible for being sure that all contract timelines were met as prescribed by Florida
statutes including, but not limited to, making certain that home related inspections were
performed within deadlines, that title work was completed and that the loan process was
satisfactorily completed to insure that commitments by the lender were fulfilled in
compliance with stated contract requirements.
Responsible for recruiting, hiring, training and supervising listing coordinators,
property management personnel and all support staff. The duties included, but were not
limited to, handling all personnel-related matters including disciplinary action when
warranted, direct supervision of support staff, day-to-day operation of the office, budget
preparation and monitoring, and overall business management responsibilities in order to
facilitate smooth operations thereby allowing the broker and realtors to function at their
highest capacity to maximize revenue and profit for the brokerage. Upon successful
attainment of real estate licensure, I moved into the role of a realtor working directly

Joined the 152 member Crisis Center team in September, 1998 as Vice
President/Administrative Services and was responsible for all administrative services,
support services, and personnel services for each of the Crisis Center's ten (10)
operating divisions. In March, 1999 I was appointed Vice President and Chief Operating
Officer of the corporation and continued to report directly to the President and Chief
Executive Officer. My duties were to work in concert with the President and Chief
Executive Officer to accomplish the goals of the Center's ten (10) operating divisions as
specifically set forth by the Board of Directors at the beginning of each fiscal year.
These goals were comprehensive, measurable, and had specific timelines assigned to each.
Participated on a five (5) member lobbying team over two (2) legislative sessions at the
state capitol in Tallahassee, Florida. The team's objective was to successfully secure an
additional $1,000,000 from the state legislature for construction build-out costs of a
newly acquired facility. The team individually met with each member of the Hillsborough
County Legislative Delegation and then-Governor, Jeb Bush to insure that this
extraordinarily large and unusual non-state appropriation request was in the best position
to be funded and avoid the Governor's veto. This objective was met and the funds were
appropriated.
In addition to my duties as Vice President and Chief Operating Officer responsible for
overseeing the efficient functioning of the Center's operating divisions, the President
and Chief Executive Officer appointed me as the owner's representative on a four-member
construction team which consisted of representatives of the general contractor, the
project architect, the funder, and the owner. In this capacity, it was my responsibility
to represent the owner's interest in the project which consisted of the complete interior
reconstruction of this $3,000,000, two-story, 26,000 square foot office building designed
to house each of the Crisis Center's ten (10) divisions. My major objective in this phase
was to negotiate space allocation issues, gain consensus on a final plan, and avoid cost
overruns and construction delays. It was imperative that each phase of the project was
completed on time and within budget. As a non-profit entity operating on thirteen (13)
very line-item specific, publicly funded contracts, there was no opportunity to revisit
space allocation issues, no funds were available within the contracts to pay for
unbudgeted rent expense on five (5) leased sites which would be eliminated by the new
facility, and certainly there were no funds available to absorb cost overruns or
construction delays created by construction change orders.
Additional duties related to this project included convening bi-weekly construction team
meetings, conducting frequent on-site inspections of the quality of workmanship to insure
the build-out was being performed according to the construction plans and making
presentations at monthly Board meetings, twice weekly reports to the President and Chief
Executive Officer and weekly reports to the division chiefs as to the progress of the
project.
Upon completion of each phase of the project it was my responsibility to coordinate and
oversee the orderly relocation of each division as their respective areas were completed
in our new headquarters building.
Acted as liaison between the President and Chief Executive Officer in many capacities
related to fund development, executing political strategies with state and local elected
officials and active participation in strategic planning. Supervised a management staff
representing the ten (10) program service divisions of the Crisis Center. Actively
participated in board meetings, political functions and special events to network on
behalf of the Crisis Center with state and local officials, the United Way, and all other
sources of funding for the continued operation and growth of the Crisis Center.
