with over 21 years of management experience in building new and remodeled

projects. An accomplished management professional with proven success in

overseeing property development, construction management of new and

remodeled buildings and all types of on and off site construction.

Excellent strategic planning skills with strong experience in project scope

review prior to starting the Work. In addition, I possess extensive past

experience in working with Real Estate counterparts in analyzing potential

new properties being considered for leasehold or purchase potential. Good

skills in developing preliminary feasibility and cost analysis of potential

. Managed the completion and opening of 31 new and remodeled projects

beginning in May of 2007 and ending in February of 2008, meeting the

Company annual goal

. Managed the completion of 42 new and remodeled projects from March of

2008 to February of 2009, meeting the Company annual goal

. Attended numerous project site visits with the Selected Developers and

Contractors, resolving issues and maintaining project time schedules

. Interacted and managed the Selected Developer efforts in competing

projects

. Interacted with project Consultants in planning review meetings

. Submitted and gained approval of project budgets for the Region

. Interacted and resolved challenges with landlords

. Conducted various Architectural seminars explaining the Fresh and Easy

prototype.

September 2005 to February 2007

Director of Construction, Southern California, McDonalds Corporation

. Successfully managed the Team that completed 13 new stores

all Franchisee and Company owned projects

coffee renovations, concurrently as a test of the new coffee product
