Budgeted, scheduled, coordinated and monitored the engineering design and infrastructure construction of raw land into residential lots. I directed civil engineers, infrastructure contractors, landscapers, processed pay applications, resolved permitting issues, provided value engineering oversight, handled special projects, assisted with acquisition negotiation and communicated budgets to upper management.

Coordinated and designed commercial, residential and multi-family land development projects. Project involvement included site investigation, site layout, conceptual design, infrastructure cost estimates, plan production, permit application assistance, client contact, proposal and invoice assistance.
1. Westward Pointe Residential Subdivision – Designed 140 lots, 24 acre residential subdivision including detention pond, and an offsite sewer extension.
2. Master planned 48-acre multi-phase, single family residential community called Palo Alto for Habitat for Humanity. Performed site layout, site investigation, infrastructure budgets, coordinated the utility service agreements, and designed the lift station and water plans. Developed bid documents.
3. Commercial Projects – Designed site layout, grading, drainage, and utilities for four mini-storages and three banks.
4. Multi-Family Projects - Designed the grading, drainage, utilities, and access connections for Sharyland, Meadowood and Heritage apartments. Each approximately 300 unit complexes.
5. 260 Acre Scenic Loop Tract - Performed multiple lot layout scenarios to maximize lot count. Researched feasibility and costs of extending water two miles with a booster station.
6. Haner Tract - Coordinated with the City of San Antonio on the extension of Talley Road, a city designated major thoroughfare that went through this tract.
7. Admiralty Park - Developed site layout, performed project research and developed the infrastructure budget. Analyzed downstream drainage to determine if on-site detention would be required.
8. Babcock Road 24 Ac - Performed site layout, site investigation and developed the infrastructure budget. This project was unique because it was in the Edward’s Recharge Zone and the Edward’s Aquifer Protection Department deemed to have more restrictive impervious cover limits.

2. Designed and coordinated municipal projects for Hill Country Village for a new 15 acre city hall complex, and a 3,000’ box culvert drainage project for Universal City.
