REGENCY CENTERS, Irvine, CA 2006 - 2009
Manager - Tenant Construction
. Support leasing by coordinating lease outline drawings with architect,
consulting on code related issues, and develop/approve landlord's
"work letter" for leases.
. Development budget and plans, prepare bid packages, review bids,
contracts, RFIs, change orders and pay applications for landlord work.
Manage construction process.
. Jointly managed Tenant Construction department, including training and
mentoring 3 tenant coordinators and developed handbook for the
position.
. Review and approval of tenant construction drawings, including
architectural, mechanical, electrical, plumbing and sign drawings, for
design criteria and municipal standards.
. Interact with tenants, architects and contractors to expedite tenant
openings.
. Onsite review of construction for adherence to approved construction
drawings and construction guidelines.
. Approve disbursement of tenant improvement allowance, including
collection, review and approval of lien waivers, proofs of payment,
city approvals and as-built drawings.
Noteworthy Projects:
. Deer Springs Town Center (North Las Vegas, NV) - Predevelopment
through completion of phase II. Worked with architect to develop
construction/permit set of plans, prepare bid packages for three
separate contracts and management of construction of 5 shops
buildings, 4 anchor tenants and 9 ground lease or sale pads. Tenants
include Target, Home Depot, Ross, Petsmart, Staples and 5 shop
tenants. Track, review and respond to RFIs and CORs for 3 separate
contractors (site, shops & majors). Center opened 3/2009
. Golden Hills Plaza (Paso Robles, CA) - Coordination of Bed, Bath &
Beyond requirements with Tenant, Architect and Contractor. Oversight
of construction on two shop buildings, including review of tenant
plans and delivery of space on leased premises. Center opened 10/2009
. Granada Village Center (Granada Hills, CA) - Extensive predevelopment
of proposed redevelopment / re-tenant of former Hughes market
converting to a rough graded pad to satisfy lease conditions with
Kohl's in conjunction with center remodel. Bid packages were ready to
go out when project was delayed by court proceedings.
. 4S Commons Town Center (Rancho Bernardo, CA) - 20 Tenant Improvement
projects. Project oversight on center/building addressing (approval
through city/USPS, recommend, order and installation of building
addressing and street signs). Center opened 11/06.
. French Valley Village Center (Winchester, CA) - 33 Tenant Improvement
projects. Effectual Project Manager due to staffing issues through
end of Phase I. Responsible for all site issues since 8/1/06. Worked
with water district for permanent water source connection and County
of Riverside to obtain certificate of occupancy. Approximate
contract/costs during tenure $1,000,000 (overall center cost approx
$8.5M). Center opened 9/06.
