Property Manager/Facility Manager
Managed and oversaw a portfolio of retail, commercial and office properties
in Southern California area including, Riverside, San Bernardino, Los
Angeles and Orange Counties. My typical portfolio included approximately 80
properties including facilities from 5,000 sf. to 300,000 + sf.
Client and tenant satisfaction was a must. I worked one-on-one with both in
order meet their expectations for a seamless property management
experience. Helped coordinate move-ins and any facility requirements
needed. Provide all services required for a move-in and any other services
thereafter. Met with and showed available spaces to prospective
tenants and discussed lease terms and to review their requirements.
Conducted regular inspections of properties to assure tenant satisfaction
and to assure that all compliance issues were being met regarding: health,
safety, ADA and other regulated activities.
Visited with tenants in order to maintain good customer relations and
assure that all areas of the lease were being met, by both parties. With
leases, monitored CC&Rs, lease expiration dates, required insurances and
promoted lease renewals when merited as well as evictions when necessary.
Most leases that I monitored were "Triple-Net", but some were "Ground"
leases and a few "Variable" types.
In some cases, I was Liaison between: internal customers, landlords and
external customers. Good background in building systems (HVAC, electrical,
plumbing, roof, etc.)
I worked with community, city and state entities to assure that all
requirements, certificates and licenses were maintained. Assured that all
utilities, electric, water, gas, IT and refuse collection were assigned and
maintained as per lease agreements.
Negotiated and established new vendor maintenance and service contracts and
improvements were made for existing contracts. Provided direction and
leadership to staff and vendors while managing projects.
Utilizing Microsoft applications of Word, Excel and Power point, I
analyzed, tracked and reported daily and monthly internal financial trends
and budget forecast data to achieve business process improvements to reduce
costs, improve productivity and increase efficiency throughout the
portfolio.
Reviewed invoices and reconciled any variances and worked closely with
accounting on adherence to the budget. Conducted cost and performance
reviews with General Contractors and Vendors to assure that each job was
being done on schedule and as cost effectively as possible.
Accomplishments at Jones Lang LaSalle have included five VIP awards,
sixteen Spirit awards, two Leadership awards and one GEM award. All
recognition awards were Client/Customer generated.

Project/Facility Manager
Responsible for the daily activities involving field support services for
Bank of America retail, administrative and third party properties in the
Western Region of the United States. Forecast and monitored annual
operation budgets of over $1 million. Analyzed and reported activities and
variances.
Served as a key member of a task force that was responsible for the due
diligence activities in the mergers of the Bank of America, Nations Bank,
and Security Pacific Bank.
My responsibilities not only included the typical retail Branch, but many
other buildings/facilities: Warehouses, Data-Centers, Cash Vaults, large
multi-story office buildings and a large collection of "Third-Party"
tenants.
Visited all properties and inspected the building systems at each facility
to determine the disposition of all owned structures and equipment.
Assembled and oversaw a team of vendors required to analyze all existing
facilities in order to determine closures and keepers and to dispose or
transfer fixed asset accountabilities for each location.
Analyzed leases with landlords/owners of leased properties that were being
vacated and renegotiated leased properties that were being retained and
involved land/building improvements.
