• Director of five managers, 12 supervisors and 100+ staff relating to the daily operations of the

physical plant and the environment of care, budget of $38 Million, four Million Sq.Ft. campus.

• Oversaw engineering division, boilers, refrigeration, HVAC, carpentry, electrical, plumbing,

painting, machinist, masonry, maintenance workers, laborers, DDC controls and central

dispatch.

• Managed, designed and replaced aging and obsolete infrastructure projects including

electrical distribution, medical gas systems, mechanical steam distribution, air handlers, boiler

repairs and increased air exchanges to 20-25 per hour in operating rooms.

• Streamlined the Sentact “Routine and Do it now” work order system data, created drop down

menus for medical staff. Close out of 2500 work orders per month.

• Rolled out new Four Rivers, CMMS PM Work Order system and tracking of all compliance

related tasks. Migrated and streamlined existing data. Maintain compliance threshold of 95%.

Close out of 2000 work orders per month.

• Instituted budgeting policy for managers. Maintained less than 5% budget to variance on a

monthly basis.

• Introduced training for managers and dispatch regarding proper etiquette, customer sensitivity

and progressive discipline for staff lateness.

• Introduced productivity improvement work order project; increased wrench time by hour,

decreased turn around time to less than 6 hours, increased closed outs by phone by 75%.

• Prepared policy documentation, monitored compliance work orders, continued training for

managers and performed weekly checks regarding PM’s, BMP and Joint Commission surveys

and maintained 95% threshold.

• Joint Commission score of 97% in 1999, 98% in 2002, 1 RFI in 2005 and score of 100% in

2008.

• Extensive Life safety experience, created electronic BBI and database for SOC. Conducted

risk assessment, ICRA, interim life safety and maintained greater than 95% compliance.

Bellevue Hospital Center - New York, NY 1981- 2008

• Director of three managers, nine supervisors and 80+ staff relating to the daily operations

of the physical plant and the environment of care, budget of $20 million. 2.5 Million sq. ft.

campus.

• Managed the maintenance of the physical plant and performed financial, fixed asset and

expected life analysis/projections for all equipment.

• Worked closely with the East River Park Science Project and NYU to facilitate installation

of the three new buildings.

• Selected to work on Bellevue Hospital’s major modernization project and new Ambulatory

Care facility designed by Pei Cobb, Freed and partners. Budget of $200 million.

• Coordinated with the design and construction of the New York City Police and Medical

Examiner to facilitate the construction of a 350,000 square foot DNA facility on Bellevue

hospital’s campus. Budget of $100 million.

• Worked on budgeting and formulating the five-year capital plan with a budget of $280

Million.

• Constructed new prison/psych unit utilizing in-house construction crews, $7 million.

• Coordinated and planned State Department of Health as and Office of Mental Health

surveys.

• Worked on fund raising from major public and private sectors.

• Managed designed and replaced mechanical chillers, emergency generators, air handler

units and fiber optic riser system.

• Re-engineered functions, formulated new staffing levels and reduced expenses, reduced

overtime and trimmed, resulting in approximately 5% savings in OTPS and PS.

• Involved in energy management project that was funded by the New York Power Authority

for an efficient chiller plant and received incentives for Bellevue Hospital from electric

power savings that was realized over seven years. (First of its type for the City of New

York.

• As Chairman of the Utilities Management Committee, developed and introduced work

order tracking system, increase utilization and decreased turn around times also

eliminated duplication error of Work Orders.

• Managed special construction projects and preparation of capital requests and funding.

Projects included the design and installation of the new computer center $2 Million, five

megawatt $10 million power riser system, and the installation of several new nursing units

$3 Million.

• Created and wrote specifications for the service contract unit, $2 million, and developed

the preventive maintenance program for equipment and systems. Later managed and

documented all service contract activities.

• Instrumental in the management and installation of the Biological Decontamination

System.

• Designed and prepared presentational material for fund raising and philanthropist

donations.

• Publisher and editor of the Horizon newsletter.

Senior Project Manager 7/1989 - 9/1995

• Designed and managed construction projects such as installation of the additional 900KW

emergency generator and the completion of the UPS system for the computer data center,

$5 million.

Electrical Engineer 11/1985 – 6/1989

• Supervised consultants including design and construction for the new psychiatric services;

designed and supervised engineers for the installation of the main fiber optic backbone

system fully equipped with concentrators, multiplexers and electronics.

• Designed the new neonatal suite at Bronx Municipal Hospital.

• Installed a new $2.5 million emergency system power riser, and a $5.5 million elevator

upgrade.
