Construction Manager-

closely with Architect to resolve several long standing issues relative to fire separation and general construction

techniques,which had stopped forward progress on the project.

• Analyzed project status and identified items requiring correction or total re-work.

• Developed a comprehensive re-start plan, and remobilized Sub-Contractor’s successfully.

• Worked to familiarize Sub-Contractors with the building’s various fire rated areas, assembilies and

requirements

THE PINEAPPLE CORPORATION OF NORTH FLORIDA 2005 –

2006

Construction Manager- Customer Service Manager

Assumed immediate duties of Customer Service Manager, dealing with Warranty related issues, in conjunction

• Supervised & implemented fast track construction of 4 model units simultaneously for Owner’s

new Palermo development.

• Implemented turnaround management approach on (2) two million dollar custom homes, bringing them to

completion, and ensuring that the finish level met or exceeded the customer’s expectations..

• Directly supervised numerous Special Projects involving water intrusion and mold/mildew abatement.

• Identified numerous original construction defects in both new construction and completed projects

and directly supervised the required corrective actions.

Hired to rescue chaotic prestigious condominium construction project. Assumed General Superintendent / Field

Project Manager responsibilities with full accountability for timely completion of $17 million 12-story luxury

condominium project in Jacksonville Beach, with completion value of $44 million.

• Completed comprehensive project turnaround on troubled condominium project with no completed units

and poor quality construction; orchestrated completion of 16 units by end of August 2005 with high quality

workmanship.

• Simultaneously manage all scheduling and subcontractor coordination activities for 22 5,000-square foot

luxury homes, each valued at $2 million.

• Ensure impeccable quality on all interior finish items, including level 5 drywall finishing and painting.

Assumed responsibilities for Palm Coast Plantation project upon termination of previous superintendent.

Scheduled, tracked and performed quality control on various construction projects.

• Completed work on $4 million Amenity Center with large pool and spa.

• Generated $65,000 in under-budget surplus as a result of finishing $400,000 Amenity Center with pool and

playground early and under budget while upholding highest quality workmanship standards.

Coordinated both large and small scale apartment “re-hab” jobs, including interviewing, recruiting and

scheduling subcontractors, estimating job costs, tracking quality control and verifying work completion.. Closely

• Completed $200,000 apartment re-roofing project 1 month early, and under budget

• Coordinated two-phase mold abatement job on 200 individual apartment units, including removal of old

insulation and installation of new insulation in crawl space as first phase and fixing of rain problem as

second phase, including perimeter excavation and external waterproofing.

• Demonstrated outstanding relationship with apartment tenants resulting in zero complaints during entire

two-phase project.
