Experience:
A vast experience managing construction projects, including high-rise
office buildings, residential properties and hotel renovations.
Successfully managed design firms culminating in over $1 Billion in today's
dollars of new construction throughout his career. His responsibilities
included interfacing with local governmental agencies to secure
entitlements & permits, CEQA compliance, prequalification of
subcontractors, management of trade contractors and negotiate solutions on
behalf of the owner.
More recently served as project director, managing programming, planning,
scheduling, budgeting and quality assurances. During his last two years
with an International construction company, managed Business Development &
marketing to both the private and public sector.
Key strengths include communication, consensus building and problem-
solving.
Relevant Project Experience:
. Rincon Tower Two - Preconstruction Manager
San Francisco, CA 500,000 sf 50 story luxury condo tower . Assembled
bid packages, and verified scope for each trade during the process of
putting together a GMP. Economy took turn for the worse. Project put on
hold.
. Block Two - Preconstruction Manager
San Jose, CA 300,000 sf 24 story condo tower . Worked with the
design architect (SOM) to meet developer budgets, offering alternatives
where appropriate. Project financing fell through
. San Mateo Unified High School District - Project Director
$230 Million Bond Program. Managed design, while overseeing new
construction, renovation and modernization of five existing high school
campuses. Managed a staff of 20 persons, incl'g 4 IOR's, Architects
(Steinberg, BCA, Aedis), six separate prime contractors, while reporting
to and interfacing with school administration and citizens oversight
committees. By repackaging scope into smaller packages we were able to
attract a larger bidders pool and for it obtain more competitive bid
pricing.
. Monterey Unified School District - Project Manager
$60 Million Renovation Program. - Managed design (LHA, Sally Swanson &
RDA Architects) while overseeing the modernization of 24 campuses K-12
district wide including ADA accessibility and fire//life safety upgrades.
Included new roofs on 18 campuses involving repair of extensive dry rot
damage, haz-mat remediation throughout the entire campus district wide.
. Bay Meadows Phase I
San Mateo, CA - 400,000 sf mixed-use project consisted of three mid
rise office buildings and 18 live work lofts over retail atop a
subterranean parking garage.. Managed CM@Risk pre-construction
services,(Swinerton) while reconciling the architect's design (Gensler)
with developer's budget.
. San Carlos Airport Office Complex
Managed construction (Devcon), including tenant build out of twin, 3-
story steel framed office buildings with precast exterior panels totaling
240,000 sf.
. Metreon Center - Tenant Improvements Project Manager
San Francisco, CA - Oversaw planning, design (Gensler) and construction
(Bovis) of 16 movie theatres food concessions & box office located in the
Sony Retail Entertainment Complex.
. Plaza Park Tower - Sr. Construction Manager
Sacramento, CA - Oversaw planning, design (KMD) & construction (Turner)
of a 27 story, 540,000 square foot structural steel frame office building
with pre-cast concrete panel exterior skin.
. Lake Merritt Plaza - Sr. Construction Manager
Oakland, CA .- Oversaw planning, design (HOK) and construction (Turner)
of a 27 story, 600,000 square foot structural steel frame office building
with pre-cast concrete panel exterior skin.
. Metro Plaza - Sr. Construction Manager
Foster City, CA - Managed a 100 acre site requiring all new underground
infrastructure to support both office and retail construction. Oversaw
planning, design (HOK) & construction (Rudolf & Sletten) of two 4 story &
a 22 story steel frame office buildings with pre-cast concrete panel
exterior skin.
. Webster/Geary Residential Complex - Project Manager
San Francisco, CA - Managed the onsite construction of 14 story,
ductile frame concrete apartment complex with mixed use atop a 3-level
subterranean parking structure for Dillingham Construction.
. The Century- Residential Complex - Construction Manager
San Francisco, CA Oversaw planning and design (Heller Manus) of 40
story, 650,000 sf concrete/steel core condominium. Project financing
fell through, project put on hold.
. City of Sacramento Police & Fire Dept Office H Q - Construction Manager
Sacramento, CA - Oversaw planning, design (Gordon Chong) and
construction remodeling (Turner) including seismic upgrade to 120,000 sf
former shopping center.
. Paragrine Properties (REIT)
Sacramento, CA - Managed, design and construction remodeling of a 6-
story, 220 room Holiday Inn.
