interior furnishings, a full service employee cafeteria and a
fitness center.
The project included a construction feasibility study to determine
the most cost effective installation of the vial filling process
between an Indiana and a Puerto Rico site. The feasibility study
provided the client an assessment of the existing buildings and
alternate construction scenarios for each site. Uses for each
existing or new building was suggested within the context of the
product manufacturing process and overall site development and
provided upgrades/improvements/additions that would be required
to make the structures appropriate for its suggested use. The
study also suggested cost effective energy/LEED and utility
infrastructure improvements required for each site.
Once the Indiana site was chosen the study master plan was
refined further defining programming/space requirements to
relocate affected departments and a relocation plan for
employees occupying existing buildings on the site that were
required to be demolished was produced. Site security and access
was address during this project with new secured site entries
developed for visitors, employees and product
shipping/receiving.
The work was coordinated with a process design firm from Sweden,
Pharmadule, which supplied pre-engineered building modules
shipped from Sweden and assembled on the project site for the
pharmaceutical manufacturing area. Construction of the site
stick-built portion was completed for $22M. The engineering
(approx. 18,000hrs) that included architectural, structural,
civil, mechanical and electrical was billed at $1.48M. The
duration of the project, from initial design to construction
closeout, lasted 3 years. The project was awarded Facility of
the Year (2006) by the International Society of Pharmaceutical
Engineers (ISPE).

Emergency Structural Evaluation & Repair Services
Project Manager for the structural analysis and emergency
shoring repair of three failed roof trusses at Building M-
5320 at the Arizona National Guard's Papago Park Military
Reservation from November to December of 2007. Building M-
5320 is a historically significant structure (the second
largest adobe structure in the state, originally constructed
in 1937) that currently houses a Military Museum, a dining
hall facility, and a Regional Training Institute for
officers of the Arizona National Guard. The original roof
trusses were found to be in a progressive failure mode (two
new, widening cracks). The project recommended and
completed an emergency mobilization due to life health and
safety issues for the general public and military personnel,
as well as the historical value of the building and the
artifacts in the Military Museum. The project identified two
additional roof trusses that were in a progressive failure
mode. Temporary resolution was to construct temporary
shoring to prevent total roof structural failure. After the
immediate problem was alleviated, provide to DEMA
design/build specifications for the damaged trusses
replacement and additional structural roof upgrades
conforming to original construction techniques.
Municipal
Town of Payson
Conceptual Design Study for New Recreation Center- Based upon
discussions with the Town, the concept of the new facility at
Rumsey Park included an indoor/outdoor aquatic facility and a

The scope of the planning and study service included: pre-
design and programming including meetings with stakeholders to
determine the intended uses of the new facilities and
corresponding functional requirements, a site and facility
master plan in 2D and 3D with perspective elevations, plan
views, and a 3D concept video; a planning-level cost estimate;
and a formal presentation to Town Council. The study provided
the City with a phasing plan for construction, with associated
costs, and energy efficient design options. The final study
documents provided the Town with a well-defined starting point
for future full-scale design of the new facility.
