PROJECT MANAGEMENT
PROPERTY RESEARCH /LAND ACQUISITION
Researched environmental constraints, legal issues, State and local
regulations, and physical constraints of land for the acquisition of
development property. Negotiate with landowners and draft land
acquisition contracts. Draft land development feasibility reports.
LAND DEVELOPMENT PLANNING AND DESIGN
Generate preliminary land development design alternatives including
infrastructure layouts. Analyze cost benefits of alternatives.
Coordinate detailed design work of engineering and environmental
consultants.
CONTRACT DEVELOPMENT
Negotiate and draft contracts for professional services including
engineering, environmental and legal consultants as well as technical
contracts for environmental testing, remediation services and utility
services.
PROCUREMENT OF GOVERNMENTAL APPROVALS
Administer approval process of land development projects with state,
county and municipal agencies. Manage professional consultants and
schedules for the timely submission, review and approval of projects.
Facilitate land development meetings amongst groups having diverse
interests to generate compromise plans.
CONSTRUCTION MANAGEMENT
Manage construction of site improvements and buildings. Schedule,
supervise and approve work of sub-contractors. Inspect work for
compliance with architectural and engineering drawings, applicable codes
and quality standards. Prepare work progress reports and change orders.
Negotiate terms and draft contracts with subcontractors and suppliers.
Administer accounts payable and accounts receivable. Perform end of
year financial analysis.
ARCHITECTUAL DESIGN
Generate complete architectural and construction drawings. Draft
construction and material specifications. Generate material quantity
lists.
PURCHASING
Coordinate all labor, materials and schedules for the development of
land and structures thereon.
COST ESTIMATES/COST CONTROL
Generate project cost estimates in Excel format and monitor project
costs through project completion. Responsible for generating dwelling
unit construction costs.
MARKET RESEARCH/MARKETING, SALES AND CUSTOMER RELATIONS
Analyze markets and develop product to be delivered. Establish
marketing programs, perform on-site sales, negotiate contracts of sale
as well as generate the terms of the sales contract. Work with clients
to customize their home design and design budget. Interface with
clients during the home buying and construction process to ensure
product meets expectations. Work with clients and subcontractors to
resolve post occupancy issues.

15 Lot Custom Home Development in Warren County.
Homes designed and constructed within projected square foot cost.
Mountain View Estates for Pear Tree Builders Inc (2006-2010).
171 acre, 59 lot residential project in Ross Township, Monroe County
Pennsylvania.
Approvals obtained but not pursued due to economy.
Preliminary house designs generated.
Canal Estates for Pear Tree Builders Inc (2002-2005).
26 acre, 20 lot residential subdivision completed with infrastructure
and semi-custom homes.
Subdivision approval obtained in 9 months.
Homes designed and constructed within estimated square foot construction
costs.
Various single and two lot subdivisions for Pear Tree Builders Inc.
M. Reddington, Kaplan and KARA Homes (1995-2002).
Finished two ongoing residential projects for M. Reddington.
Administered the construction of a custom home development for Kaplan.
Set up project and corporate administrative systems for KARA Homes in
its initial formation as a land development company as well as
administered the purchase of land and construction of several custom
homes in Old Bridge and Tewksbury.

Administered subdivision/site plan review responsibilities of the
Department including drafting subdivision/site plan design regulations.
Responsible for land planning, housing studies, traffic analyses, and
statistical analyses.
Drafted ordinances and Master Plans for the County as well as assisted
localities in the drafting of their ordinances and Master Plans.
Responsible for coordinating design professionals, drafting government
contracts, cost estimating, bidding, and construction management of
County buildings including Health Department Office Building, Youth
Shelter, Human Services Office Renovations, Road Department Facilities,
and Court Facilities.
Facilitated meetings between governmental agencies as well as between
government agencies and the public to obtain compromise solutions
including the widening of State Highway Route 31 and the State's cross
acceptance program for the State Planning Act.
Assisted in the preparation of grant applications.
