Project Manager: Responsible for construction management including estimating, cost/profit

project accounting, change orders, purchasing materials/equipment/sub-contracts, submittal

development and approval, management of field installation, owner and design

coordination, permit and inspection supervision, punch list development and completion,

and project turn over.

2004/2008 - Control Air Conditioning Corp

Project Manager:

Was hired to Manage Los Angeles Unified School District Projects. The contractor has two

previous Project Managers that were unable to perform on these projects. I was responsible

for all estimated proposals, selection and scheduling of all materials/sub-contractors/field

personnel, submittal development and approval, liaison with General Contractor/Owner

Representative/DSA site inspectors, change order design requirements. Provided Bi-weekly

and Monthly cost/profit accounting and man hour assessment for completion. Managed two

projects through completion and owner acceptance.

Reason for Leaving Contractor reduced construction department by 60% due to reduction in

Southern California projects. Position offered in San Francisco Office but declined due to

relocation requirements

2002/04 Atlas Mechanical, Inc., San Diego, Ca.

Purchasing Manager: Successfully purchased & scheduled (38 projects), materials and sub

contractors for ground up projects to multiple locations located throughout the United States

and Hawaii. Negotiated a purchasing agreement with Ferguson to furnish and provide

equipment and materials, with delivery to jobsite from each projects local Ferguson branch.

All pricing was set firm for 18 months.

Reason for Leaving Accepted Project Management Position with Control Air Conditioning

Corp.

1991/02 - Prestige Air Conditioning, Inc., San Diego, Ca.

Vice President: Responsible for all Marketing, Construction and Service, Design, Estimating

and Project Management.. 70% of all Proposals required RFP/RFQ compliance and designs

required strong DDC building integration ability with mechanical commissioning. A majority

of project were public funded and military. Also provided materials and installation with

selected retail clients.

Reason for Leaving Owner Retired and closed business, rather than selling, for tax reasons.
