Senior Construction Manager, LEED A.P.
. Provide pre-construction services on new shopping center and mixed-use
development projects totaling over $150 million in development value.
. Returned $1.3 million in cost savings as CM/Owner's Representative on
the Clayton Valley Shopping Center - Concord, CA redevelopment
project. Assembled and managed the consultant and contractor
design/build teams which resulted in multiple on-time turnover
completions and under budget performance.
. Acquired over $500,000 in cost reimbursements from the State of CA for
environmental remediation on a brown field redevelopment project after
previous denials of the claim by the State.
. Secured $400,000 in additional revenue from a City jurisdiction for
reimbursement of fees related to off-site work never completed on a
prior development project. Mitigated negative logistics by
negotiating the purchase of an adjacent land parcel owned by the State
of CA at a reduced cost. Coordinated the design of the off-site
improvements, managed the completion of the work, and obtained final
acceptance from the City for release of bonds and payment of
outstanding fees.

due diligence documents which increased the efficiency of the
preparation, production and analysis of information provided to and

A large, union commercial construction company providing construction and
construction management services for clients throughout Washington and
California, with over $150 million per year in average annual revenues.
Scope of services included pre-construction and estimating; construction
management of negotiated, design/build, lump sum bid and tenant improvement
build-outs; and self-performed labor, concrete and rough/finish carpentry
services.
Project Manager
. Generated cost savings of over $1.5 million and exceeded customer
expectations by ensuring the early completion of the $10 million
dollar Lynnwood Transit Center project. Contractual requirements
mandated $1,000 per day liquidated damages. Successfully mitigated the
potential for schedule delay problems through Total Quality Management
of critical contractors to ensure timely production, deliveries and
installation of materials.
. Returned shared cost savings of $800,000 on the Seattle Seahawks
Practice Facility project. Close coordination with the owner,
architect and effective management of key construction team members
allowed for the negotiation of bid packages and early issuance of
contracts so work could commence while construction drawings were
being finalized. Prepared and implemented a hybrid schedule
incorporating double shift labor and over-lapping trades which helped
to avoid conflicts, and enabled meeting on-time schedule commitments
and client objectives.
