construction schedule. Refinement of the estimate to reflect scope changes or value engineering. Preparing
and negotiating the Prime Contract with the Owner. After contract signing, assume site management
responsibility (work sequence, employee and subcontractor scheduling, material procurement) and also
perform skilled trades work. Contract with and manage subcontractors. Meet regularly with the Owner
and/or Design Professionals to discuss project progress. Update construction schedule, price and negotiate
Change Orders, prepare invoices & track costs for jobs. Prepare employee payroll and manage tax and
insurance obligations. Jobs range from several hundred dollars to $150,000. Using Microsoft Excel,
developed an estimating spreadsheet for projects and change orders. Developed and maintained schedules
using Microsoft Project, prepared correspondence and documents using Microsoft Word and developed and
maintained a data base using ACT! Software. QuickBooks Premier Contractor is used as the accounting and

whole house remodels costing $450,000. There are usually two to four jobs ongoing. After a contract was
signed with a client, I became the prime contact with the client and had responsibility for the successful
completion of the work. Duties include creating a construction schedule using Microsoft Project, ordering
long lead time items (such as windows, cabinets, etc), labor and resource allocation, negotiating subcontracts
and scheduling. I had daily contact with the job Lead Carpenters regarding progress, scheduling and
resource needs. Attended weekly meetings with architects and clients. Estimated and negotiated change
orders with clients and subcontractors. Reviewed and approved subcontractor billings. Reviewed weekly
cost reports to assess job progress and profitability. Responsible for field personnel, including selecting,
interviewing and hiring of potential job candidates and performance reviews. Assisted in creating estimates
for future projects.

job responsibilities are to meet with customers (Department of Defense Dependent Schools [DoDDS] and
various departments of the Army and Air Force) to define needs and develop Scopes of Work for projects.
Prepare and distribute to contractors the Scope of Work and Requests for Proposals. Prepare Independent
Government Estimates. Review the contractor’s proposals and negotiate final costs. Prepare packages for
completion and award of Task Orders. Projects ranged in scope from Force Protection to renovation of
military housing units with job costs up to $300,000 per Task Order. After award of contract Task Orders,
either self-performed Quality Assurance inspections or coordinated these inspections with Project Engineers.
Estimates are prepared using Corps of Engineers proprietary estimating software ( EuroJoc). Managed
projects for special contracts, including the installation of a Local Area Network (LAN) and electrical
upgrade of DoDDS schools in Germany (1999 project construction costs $3.5 million). Completed a three-
month temporary duty assignment as Quality Assurance Inspector. The above work was performed by
German contractors with the communications and interactions conducted in both English and German.
