Project Manager
Working with the San Leandro School District High School managing a
new three building 9th Grade Campus consisting of a three storey
classroom building, a gymnasium/Locker room/Mat Room complex and a
Serving Kitchen. The project budget is $53,000,000.with a
construction cost of $22,000,000. It will serve 700 9th Graders.
Construction is metal stud on steel frame for the classroom building
and concrete tilt up panels for the gym and kitchen buildings
Additionally, I am managing a $1,000,000. High School Library addition
and a campus re-organization of 28 portable units re-configured into a
Business and Marketing Academy. This work is lump sum bid under Ca.
public construction statutes which are quite similar to Ma. public bid
statutes.

Deputy Director, Building Safety Division:
Working under the Director I provided administrative and management
oversight to the commercial, fire and residential plan review
functions of the Building Safety Division. Overseeing a staff of 20
individuals my responsibilities extended to plan review, establishing
performance standards, policies and procedures. I was actively
involved in the direction and implementation of process improvements.
I worked closely with other department representatives and the client
community.
As of March, 2005, my assignment was changed to undertake the
management of the Field Inspections staff for the division. In this
capacity I managed a staff of 25 responsible for the review and
inspection of construction projects within the city
for conformance with approved plans and the building code. Here also
I am actively involved in the development and implementation of a
variety of process improvements and procedural changes calculated
toward enhancing performance and customer service.
Pacific Program Management, Inc., Sacramento, Ca.
Project Manager:
Working under contract to the Mill Valley School District I directed
the design and execution of construction for the bond and
modernization of five schools (totaling 15.6 million). This primarily
resided in the renovation of the Strawberry Elementary School, at
twenty-three thousand square feet and five million dollars.
The project was completed and occupied in five months along with a
1.26 million roofing and HV replacement project on a 100,000 square
foot middle school (completed in three months) and a variety of other
projects undertaken throughout the District's five other schools. In
addition to the above I executed contracts with two other school
districts, pursued additional business opportunities and opened an
office in Marin County.

Contract Construction Project Manager:
Hired as a full time employee attached to the Facilities Department to
manage the design and construction of three capital construction
projects: a twenty-eight million dollar middle/elementary school
complex, a thirteen million dollar public safety project for the
Police and Fire Departments, and a four million dollar adaptive re-use
of an historic building for a Senior Center. Working with school
administration, The Town Manager, Police, Fire and Elder Services
(with multiple building committees) This position had full
responsibilities from inception to completion. All projects had
completed designer selection, contract negotiation, site selection and
preliminary design as of my leaving.

Director of Facilities:
Responsibilities included oversight of eight buildings (approximately
800,000 s.f.) including maintenance and capital construction, a
maintenance staff of seven, a variety of outsourced vendors and, in
close support of a custodial supervisor and 36 custodians. Reporting
to the Assistant Superintendent For business and Finance, I helped
implement a twenty-eight million dollar capital construction program
of renovations and additions to three elementary schools. I oversaw a
$300,000. operating budget (apart from payroll) and, on average, six
million dollar construction budgets.

Construction Project Manager:
Duties included project oversight from work scope delineation through
budgeting, scheduling and construction administration. Working with an
in-house design review group, I supervised the process for compliance
with project program and budget guidelines. Projects ranged from
250,000. to four million in renovations to all types of city owned
buildings.

Construction Project Manager:
Hired as a drafter, I followed the renovation of the Buildings and
Grounds offices into construction and managed the project to a
successful completion. I was responsible for construction
administration and management of a variety of projects from
residential work to laboratory, classroom and business offices. I
worked closely with department staff, in-house design review, trade
shop staff and purchasing. I often acted as the general contractor,
buying out and managing both outside sub-contractors and in-house work
crews, working full time while attending architectural school full
time at night.
