BUDGET
> Created initial construction budget based on history and pro forma and
worked closely with other divisions and entities to develop and
finalize final overall project budget.
> Coordinated construction bid process with construction subcontractors
and development suppliers and assembled all bids to review and analyze
relation to project budget.
> Negotiated and created all subcontracts and purchase orders for each
project to ensure the project remained within budget and Owner
standards were maintained.
COST MANAGEMENT
> Review and approve all subcontractor/supplier invoices to verify
materials were received and amounts are within constraints of
subcontract agreement.
> Review, quantify and process Architectural Supplemental Instructions
and Change Directives received from the Owner.
> Create and present monthly pay applications to Owner based on
percentage complete of overall project including any approved change
order directives.
SCHEDULE
> Work closely with Owner and other staff to create a schedule to meet
the client's requirements.
> Reviewed a two-week look ahead schedule with on-site superintendant to
anticipate issues that may influence any milestones or deadlines.
> Conduct weekly meeting with on-site subcontractors to discuss and
resolve any issues that may arise with material, manpower or other
factors affecting schedule.
> Update schedule to present to the Owner on a monthly basis of overall
project and discuss any issues that will affect the completion date.
COMMUNICATION
> Created monthly reports to review with the Owner which included
schedule, material submittals, summary of RFI's, summary of
Supplemental Instructions, summary of Change Orders, Progress Photos
and miscellaneous issues.
> Served as liaison for Owner with various entities including Project
Lender, Architect/Engineer, residual partners i.e. Marriott or Hilton
Construction representatives.
> On site contact for various construction entities when required
including trade union representatives, OSHA safety representatives,
Fire Marshal and other specific governing authorities.
> Point of contact for subcontractors and/or suppliers to resolve issues
that may arise throughout the duration of the project.
TEAM BUILDING/LEADERSHIP
> Provided leadership, guidance and direction for multiple site
superintendants, carpenters and laborers and other trade members to
achieve individual and team goals.
