Project Highlights

Capital Improvement Projects (1998 to Present) Budgets: $5M to $50M

Directed the planning, and construction of structural repair to 1.4 million sq. ft. underground parking garage ; $42 million project was completed in

multiple phases in order to maintain ongoing revenue stream.

Managed the complete utilities relocation of 1 acre parcel for construction of Mandarin Oriental Hotel. Project included relocating all water, gas, steam,

electric and tel/com serving three (3) 25 story fully occupied apartment buildings, while minimizing scheduled outages. Project also included new

construction of garage entrance & exit ramps spanning three levels and creation of a new loading dock and valet ramp. Project was delivered six

weeks early to the client and under the $18 million budget.

Coordinated over 200,000 sq. ft. of retail new construction & renovations in existing fully occupied mixed use facility. Projects included luxury full

service dining, fast food restaurants and in-line retailers.

Oversaw $5 million in structural repairs to the ceiling of the Mass Turnpike Tunnel & CSX Tunnel beneath the Prudential Center. All work performed

off-hours while adhering to CSX train schedules and minimizing lane closures across the six lanes of highway.

Managed over 350,000 sq. ft. of tenant improvements. Projects included construction of new law firm floors, health clubs, radio station studios and

offices.

Developed the design, logistics and construction administration of over $16 million in building envelope and façade waterproofing projects in occupied

high office and residential buildings from 12 stories thru 54 stories high.

Infrastructure & Environmental Remediation Projects (1993 to 1998) Budgets: $2M to $25M

Directed abatement and re-insulation of over 800,000 sq. ft. of asbestos containing material in occupied office buildings at a cost of over $15 million. Abatement

projects were undertaken to meet deadlines of existing lease commitments.

Led the planning, design and construction management of $6.5 million emergency electrical distribution system consisting of two 1,250 kw diesel generators and

one 600 kw diesel generator. Installation also included the creation of a 10,000 gallon tank farm below grade with all associated transfer pumps, day tanks,

fill/vent lines & leak monitoring/detection system to support the new generators in addition to the existing generators.

Managed chiller replacement project of six existing steam driven chillers with electric drive chillers. Projects needed to be undertaken during off-season and be

completed before the cooling season in occupied high rises.

Completed roof replacement projects on downtown high rises totaling over 200,000 sq. ft. for over $10 million dollars. Projects included new flashing systems

and cap stones with many restrictions due to roof equipment and existing communication antennas and microwave dishes.

Facilities & Operations (1986 to 1996) Budgets: $50K to $25M

Responsible for the operation and maintenance of all HVAC, mechanical, electrical & life safety systems in a 3 million sq. ft. suburban portfolio (1991-1993).

Directed all aspects for the operation of a 1.1 million sq. ft. 40 story high rise, which included HVAC, electrical, fire alarm, elevators, security & cleaning

operations.

Negotiated and managed all service contracts for cleaning, landscaping, elevator maintenance, building automation controls, fire alarm, sprinkler maintenance &

testing.

Led an engineering staff of 24 to ensure all preventive maintenance, service calls & work requests were being performed in a timely and professional manner.

Established and achieved financial objectives by preparing annual operating budgets, monthly variance reports and long range capital improvement budgets of 5 &

10 year forecasting.

Prepared cost estimates and schedules for space planning and lease negotiations.

Maintained professional working relationships with city/state inspectors, fire officials and trade union officials to ensure continuity of projects.

Mechanical Test Engineer Nimitz Class Aircraft Carriers (1982 to 1986)

Directed all mechanical trades and quality control staff in acceptance testing of all mechanical systems associated with nuclear reactor plants on Nimitz Class

Aircraft Carriers. Scope included flushing all systems to Grade ”A” cleanliness and hydrostatic testing of all piping systems; mechanical/operational run in

of all pumps and motors, prior to turnover to the U.S. Navy.
