Held full P&L responsibility for $300 million-plus real estate loan/equity

portfolio. Built and directed team of 7 in managing diverse portfolio (50+

assets in over 20 states). Established plans for minimizing losses during

market downturn through gradual liquidation of the portfolio.

KEY CONTRIBUTIONS & ACHIEVEMENTS:

. Acquired corporate and operational HQ buildings subject to long-term

credit sale/lease back; negotiated building sale for overall IRR of

15%.

. Oversaw joint venture with 2 regional developers to develop and market

high-end, single-family lots in gated community; assumed managing

general partner role and invested $15 million in equity over a 10-year

period. Sold over 200 lots and achieved IRR of over 15%.

. Served as construction lender on a 288-unit apartment complex;

received deed-in-lieu of foreclosure and directed successful

Oversaw all aspects of real estate joint ventures and corporate real estate

transactions, including negotiation, structure, and documentation of each

JV (serving as primary GATX representative). Managed due diligence and

approval process for each investment, as well as all ultimate dispositions.

. Managed joint venture for acquisitions of property portfolios subject

to long-term triple-net leases for credit tenants. Purchased and

resold $175 million of properties to achieve overall IRR of over 30%

and re-sell at retail prices in 18 months).

. Led joint venture to develop program for offering fractional ownership

interest in portfolios of properties for 1031 tax-deferred exchangers;

secured and marketed $68 million portfolio of properties into 1031

market, resulting in $7 million-plus gain.

. Directed opportunistic joint venture for purchases of below-investment

grade CMBS, acquiring $20 million of CMBS to achieve overall IRR of

over 20% (based on strategy of holding 18-36 months for credit

upgrades and selling at 15+% IRR).

. Oversaw project to evaluate potential relocation of 66,000 sq. ft.

corporate headquarters within San Francisco Bay Area at the end of the

existing lease, leading to negotiation of long-time lease extension

with existing landlord on highly favorable terms.
