Portfolio manager of eight community associations - all

Condominiums. Approximately 1100 units in portfolio.

Associations managed include large (350 unit) project to mixed

use (commercial-residential) master association to small 20 unit

Association. Specialization in complex and difficult

associations.

Responsibilities Include:

. Crisis Management. Tending to Communities and Board of

Director's who needed immediate resolution on critical issues.

. Enforcement of governing documents through violation and

compliance process.

. Review financial statements of associations and advise board on

overall financial health of associations.

. Review and authorize payment for vendors.

. Oversee vendor performance.

. Attend and conduct board meetings.

. Prepare board information packets for Board Meetings.

Supervisor staff of 12 community association managers, 3

. Association budget preparation through evaluation of current

financial status to estimation of future expenses (operating and

reserve).

o Train staff on how to prepare pro-forma budgets for

associations

. Advise staff on best practices for management of community

associations.

. Training managers on building systems.
