Prepare conceptual designs and construction documents for builders and individual clients averaging from 1200 7000 Sq. Ft. Prepare

preliminary cost estimates on designs prepared. Consultant for Crystal Creek Homes in Prescott Az., hired to design Model Homes on

hillside slopes while preserving the natural landscape.

Austin, Texas 1991 1993

Supervised two construction projects valued at $265,000 and 630,000 respectively interfacing with architect and engineer representatives

hired by owner to ensure completion of project in accordance with plans and specifications. Prepared monthly draw requests and biweekly

payroll reports, approved job material submittal, hired subcontractors, and handled all subcontractor negotiations. Prepared construction

drawings for engineers handling HUD low rent rehab projects.

El Paso, Texas 1979 1991

President of a fully – staffed design/build firm comprised of draftsman, an in house architect, cost estimators, construction superintendents

and carpenters. Designed and prepared construction drawings for shopping centers, office buildings, churches, multi family units, custom

homes, warehouses, mini self storage units and retail stores for local builders and developers. Prepared construction estimates, negotiated

and supervised the construction of shopping centers, tenant improvements, churches, and custom homes. Averaged 2.5 million in projects

negotiated yearly since 1987.
