Community Manager
All aspects of resident manager for a 47 unit conventional property.
Assist with budget preparation and adherence to such. Schedule and
supervise contractors for turnovers, landscaping, general maintenance,
and insure proper condition of property at all times. Rent
collection, AP approval, legal documents, marketing, leasing,
housekeeping, ordering supplies, and minor maintenance issues. Esite
property management program.
GSL Properties, Inc, Portland, OR 97205 December 2006 to
February 2007
Property Manager
All aspects of resident manager at a 59-unit Tax Credit property.
Supervise staff of 2 employees, vendors and contractors. Left to
accept a position offering a 44% raise.
Woodspear Properties, San Marcos, CA 92063 March 2005 to
October 2006
Property Manager
All aspects of resident manager. Supervise staff of seven employees,
all vendors and contractors. (223 units in Everett, WA) Increased
NOI by $80K by reducing turnover, skips and evictions and strict
compliance with budget. Established and maintained 95%+ occupancy
required for the refinance of the property. Monitor the market
continually to insure rental rates are maximized. Accurately and
timely process AP and Move Out Accounting. Yardi property management
program.
Glacier Management, Inc., Seattle, WA October 2003 to March
2005
Manager
All aspects of resident manager. First community: Supervise staff of
five, all vendors and contractors. This property consists of two
phases; Phase One consists of 168 units with Phase Two consisting of
76 units. Both Phases are run from one office with two separate sets
of accounting. Assist with budget preparation and adherence to
budgets. Have always met or exceeded budget expectations. Second
community: 121 units listed for sale at time of employment.
Supervise staff of 4, all vendors and contractors. The property was
on the market when I was asked to take on the responsibility of
manager and sold six week later.
APC Management, Inc., Seattle, WA May 1997 to October 2003
Manager
APC owned and managed the first community listed above, but elected to
turn the portfolio over to a fee management company after 6+ years,
thus resulting in my employment with Glacier Management. Rent Roll
property management program.
Con-Am Management, Seattle, WA January 1995 to May 1997
Manager
All aspects of resident manager. Supervise staff of eight, vendors
and contractors. (396 units) Property was in receivership.
Accommodated two different companies on due diligence. Took
delinquency from $45,000+ to $500-.
Cal-Fed Asset Management. San Diego, CA, Property Management Systems,
Dallas, TX, Seldon Ring Corporation, Los Angeles, CA. March
1983 to October 1994
Leasing Consultant, Assistant Manager, Manager, Owners' Representative
Began as Leasing Consultant and within six months was promoted to
Assistant Manager. Promoted to Manager when Seldon Ring Corp.
purchased the property. Less than one year later, I was appointed as
Owner's Representative to oversee Northern Lights Apartments (200
units) in addition to Country Square Apartments (240 units). Upon the
demise of Seldon Ring, the remaining two owners relocated to
Washington State, no longer requiring an Owner's Representative.
