budgets and timelines with respect to the customer, employees,

subcontractors, vendors, bank/lenders and or investors. As an

Entrepreneur, I understand the concept that "No one will spend your money

better than you can". I hold that understanding near to me and manager

accordingly. I also have extensive knowledge in scheduling or CPM's, AIA

contracts, construction accounting, ("Quick Books"), subcontractor

negotiations, establishing line item budgets and job completion dates. In

addition, I am an accomplished and licensed property estimator and have

knowledgeable of current market prices for materials and labor.

Business from the University of Texas at Austin. Driven by the commitment

Residential; As an experienced homebuilder, my

independence started the winter of 2004. Since, I

have built a multitude of Speculative and Custom

Homes, throughout the Brazos, Burleson and Travis

County areas. They have ranged from 1120 Sqft.

through 8500 sqft. Price ranges from $85,000

through $800,000. I have developed and constructed

as many as 22 single family homes under my DBA

simultaneously and well over 100 homes as a

business owner. I am responsible for the day-to-day

operations, including but not limited to

Commercial: As a contractor, I've handled numerous

commercial projects which include but not limited

to construction through TI finish-outs for

restaurants, retailers, retail outlets,

fraternities, banks and multifamily. I've handle

and managed all phases of construction from bidding

through C.O.

collections, debt collections, evictions, qualifing

residents by certain criteria depending on property

class. For example, class A, B or C properties.

For Class C tenants, income ratios have to be

established, usually 3 to 4 times rent amount,

Check prior rental history, no recent evictions

etc. Check tenants through a manual a check system

or through a professional company like "Resident

Check Inc.". As well, a criminal background check

needs to be part of their qualification process and

verification of employment.

scheduling and construction. I interacted daily

Middle Brook Gardens Construction Project for Phase

II which includes twenty-seven, two storied

buildings and a recreation center, (254 units): I

was responsible for all phases of construction from

Excavation to Final Certificates of Occupancies

which includes Foundations, framing, all rough-in

trades as well as the trim out stages for Plumbing,

Electrical, Mechanical and Framing. I worked

closely with Engineers, City and Bank Inspectors on

building a project that was in compliance with all

local and regional building codes. I was

responsible as well for submitting G702 and G703

bank draws and ensuring contractors received

payment for work COMPLETED. I was given a budget

of 11.5 million dollars for construction cost which

I not only adhered to, but completed the project 3

months ahead of schedule and $600K under budget.
