Sr. Project Manager (2004-2010)

. Responsible for managing multiple commercial construction projects

simultaneously. Projects varied from new construction, additions and

renovations for offices, warehouses, restaurants, banks and

institutional facilities including schools and religious facilities.

Project sizes ranged from $ 100,000 to $ 9,000,000.

. Major responsibilities included input during the project design

phase, preparing detailed construction estimates and project

schedules, preparing inquires, receiving bids, and awarding contracts

for all major work.

. Managing client relationships including correspondence, identify,

estimate and price scope changes, prepare monthly payments, review

project schedule updates and securing owner's acceptance of change

orders, punch list and final project acceptance.

. Responsible for assigning and supervising workload of project team

members, including monitoring, evaluating, inspecting and ensuring

compliance with the negotiated contracts and subcontracts.

. Worked closely with design and construction team to identify and

select the most cost effective and appropriate construction methods

and details.

. Evaluated project performance by comparing actual costs to budget

estimates and analyzing financial data to forecast project profit

margins.

. Prepared and ensured project safety rules and procedures were

implemented, proper equipment and methods were utilized and both staff

and team members were complying with OSHA safety standards.

. Worked with company principles to evaluate and implement Microsoft

Project scheduling software, company wide.

. Mentored the company's young superintendants' progress from small to

larger projects.

. Reviewed contract documents, plans and specifications and compared to

project estimate to identify and purchase complete materials and

subcontractor's scopes of work.
