Founder/Managing Principal

Create and execute Paradigm's business and marketing plan that blended

commercial real estate consulting with investment management in real estate

assets. Consulting assignments consist of start-to-finish development

management and strategic planning for asset sustainability, repositioning,

lease vs. purchase decisions, feasibility studies, and building renovation.

Primary consulting assignments were for portfolio management of assets

totaling 1.5MM square feet of retail, office and medical office space, and

residential development Seven assets were repositioned through changing the

existing debt, equity, and building occupancy, which resulted in the

successful and profitable sale of over $40MM of Metro Denver real estate

(prior to the recent economic downturn). Other assignments included an

acquisition and predevelopment of an independent grocery store, relocation

and redevelopment of retail fabric business, development of a 25,000 square

foot retail lifestyle project, and development management for a 125,000

square foot, Class A, office building, and a 100-unit luxury condominium

project in Cherry Creek. Grocery store predevelopment and financing

sourcing saved the client over $300,000 in costs and required little out-of-

pocket investment. Predevelopment recommendations on the office building

yielded reductions in capital costs of over a $700,000, and advice on

planning the condominium project allowed the client to significantly reduce

future development costs by expediting the relocation of utilities and

filing the development plan with the City of Denver. Investment

recommendations include identifying acquisition opportunities, due

diligence, highest and best use analysis, proforma creation, contract

negotiation, and creation of an exit strategy. Clients include national

developers, local real estate owners, and corporate users of build-to-suit

facilities.

Director of Commercial Properties

Increased efficiency of two city blocks of mixed-use development in Cherry

Creek North comprised of 130,000 square feet of retail (including Tattered

Cover, Sonny's, and Janus) and 220,000 square feet of office space through

creation and execution of asset management plans. Increased occupancy to

over 98%, lengthened overall average lease term by 1.75 years through early

renewals of anchor tenants, reorganized property management, and leasing

staff, and created viable redevelopment plan of underperforming split-level

retail. Created comprehensive business plan for the land development of

the commercial components (444 acres) of two master-planned communities:

The Meadows, Castle Rock, CO, and Kings Point, Aurora, CO (combined acreage

total over 2500 acres). Land planning required feasibility analyses,

entitlement, infrastructure development, and marketing. Optimal uses of

the commercial land combined retail, office, warehouse, medical, and mixed-

use development. The Town Center was the core of a Traditional

Neighborhood Development (TND) within the master planned community of

10,000 residential units. Vertical pre-development encompassed feasibility

and planning build-to-suit office, industrial/office flex, and extensive

strategy formation for the town center that consisted of 270,000 square

feet of residential, 60,000 square feet of office, 55,000 square feet of

retail developments. Developed pipeline of acquisition opportunities by

locating, analyzing, and formulating recommendations for real estate

investments including master-plan communities, business parks, office

buildings, notes secured by real estate, and raw land.

Mack-Cali Realty, LP (previously Pacifica Holding Company, LLC) Real Estate

Acquisition, Development, Leasing, and Management

Director of Leasing and Development

Directed land acquisition, development, leasing, and asset management of

Mack-Cali office portfolio in Colorado. Portfolio consists of 1.7MM square

feet in 18 properties throughout the Denver and Colorado Springs area with

office, flex, and build-to-suit uses. Acquisition of land required

feasibility study, contract negotiations, entitlements, and closing.

Development of eight commercial office projects on the front range

connected feasibility spreadsheet design and implementation, conceptual

building design and planning, core and shell construction management,

tenant finish design coordination, tenant finish project management.

Project Team Leader for the development of the flagship property, The URS

Center at DTC and Tufts, a 185,000 square foot six-story, class A office

building. Direct lease negotiations of new and renewal leases and

coordination of leasing efforts through third party brokers (responsible

for the largest lease transaction, a 10-year, 130,000 square foot lease

valued over $35MM). Asset Management combined oversight of long-term

planning for capital improvements, lease administration troubleshooting,

and tenant retention/rollover management. Additionally and separately,

administered the transfer of assets from Pacifica Holding Company to First

Industrial Realty and Mack-Cali (both transactions were valued over

$350MM).

GlobeSource Financial Inc., Asset Management, Lakewood, CO

Vice President - Asset Management

Management and disposition of a $250 million dollar asset portfolio of REO,

loans (performing and non-performing), and direct ownership interests in

real estate investments (land, industrial, retail, office, and multi-

family. Worked out four of the largest borrowing relationships, including

a $35 million dollar land development. Acquired, reviewed, and maintained

comprehensive due diligence materials, including appraisals, environmental

reports, title policies, operating statements, and site inspection reports

for over 150 assets. Prepared business plans outlining the budget,

financial analysis of borrower or property, and disposition strategy for

each asset. Executed the business plans effectively via litigation

strategy, borrower workout negotiations, foreclosure, contract

preparation/review, lease negotiations, and facilitation of closings.

Other responsibilities: manage asset managers and assistant asset managers;

voting member of GlobeSource Credit Committee; Affordable Housing

Specialist; attorney oversight; reconcile servicer records; direct brokers,

property managers, appraisers, and other sub-contractors.
