I am an experienced project manager with a proven track-record of managing
expansion, remodel, and renovation projects in both residential
construction and retail environments. My work history includes, national
expansion, multiple sites, and total structural rebuilds for builders and
national retail chains.
Throughout my career, I have effectively managed project teams in start-up,
turnaround, and downsizing operating modes. I am astute at organizing tasks
and schedules for various sized teams, as well as negotiating contracts for
subcontractors. Additionally, I thrive in bringing order out of chaos,
while leading others to top performance.

Selected Accomplishments
Eliminated Initial Costs, Spiking Growth. Roberts Residential paid out too
much money for project materials, prior to completion. Negotiated with sub-
contractors to cover all material costs until 90 days following completion.
Dramatically increased productivity, providing breathing room and allowing
growth of $4.5M.
Organized Master Schedules, Resulting in Satisfaction. Renovation Systems
lacked a schedule publication system for clients and subcontractors.
Introduced chart scheduling for ordering, producing, and installing
material for each project. Grew division by 35% through processes, vendor
term negotiations, and client satisfaction.
Defended Project Against Allegations, Saving Thousands. Lifetime Fitness
faced a Minnesota Pollution Control Agency fails allegation against a $15M
remodel. Drafter and produced proper LEAD MSDS, and recycling documents,
allowing a swift and conclusive end to false claims. Saved the project $10K
in fines and lost time.
Negotiated Terms, Leading to Expedited Payments. Lifetime close out
procedure showed that the budget was going to miss due to unforseseen
circumstances. Negotiated 15% savings with subcontractors at closing, as
well as moving up pay out timeline from 90 to 15 days. Saved $50K, and
enhanced relationships with subcontractors
Reduced Costs, Transferring Liability. Lifetime's special order material
had lengthy lead time and was damaged during the shipment, causing a
financial and timeline challenge. Transferred financial liability to
subcontractors via contract negotiations. Presented design team with more
inexpensive and accessible materials, saving $8K in costs.
Career History
Senior Project Manager, 2009 to 2010. Renovation Systems, Incorporated.
Hired to oversee development of processes and procedures for new division
in the multi-family housing industry. Negotiated terms with vendors and
subcontractors, ensuring project delivery on time and budget. Supervised
team of 15 and managed budget of $3M.
Project Manager, 2007 to 2009. Lifetime Fitness. Brought on to manage the
development of new construction, remodels, and restorations for fitness
club chain. Completed $1M to $25M projects on time and within budget.
Interfaced with associates, contractors, general managers, architects, and
city officials throughout projects.
Project Manager, 2002 to 2007. Roberts Residential. Hired to direct the
development and completion of home remodeling and home construction.
Ensured that customer satisfaction was maintained throughout the process,
leading to repeat business. Trained associates, supervised subs, managed
team of 15 and budget of $6M.

Construction Company. Hired to serve in union carpentry and project

Additional: I am highly active, and enjoy coaching hockey, camping,
