Project Manager/Construction Manager

Facilitated in the initial venture of Toll Brothers Inc., forming the

Dulles Greene Limited Partnership, a multi-family luxury rental market in

Fairfax County, Virginia. The project consisted of 800+ luxury rental units

in 2 (two) Phases, and have a construction and lease-up duration of 5

years. Responsibilities have included project proforma and cash flow

projections, budgeting of construction and the organization of the field

operations reporting and procedures manual, and setup of Property

Management and Business Offices. Upon formal resignation, the construction

was 75% bought-out and within the gross building and project budgets.

Building construction was started on 2 buildings and the Clubhouse. The

projected delivery of the prototype building was September 1998, and 156

units were to be available for move-in by the end of 1998.

to 1997

President of Construction & Development

Total project responsibilities for a 40-lot entry-level townhouse community

located in Edgewood, Maryland. In addition to a 100 lot single-family,

condominium community situated in Sebring, Florida. While with this company

other projects were reviewed for potential acquisition and development,

requiring the formation of cash flows and profitability spreadsheets.

General American Real Estate, Columbia, MD . 1985 to 1996

Vice-President of Construction & Development

Administered the project responsibilities for a 71 unit "for sale"

townhouse development located in Prince George's County, 8 unit project in

Leesburg, Virginia, 192 townhouse condominium in Lakeridge, Virginia, and

100 unit quadraminium in Carlisle, Pennsylvania, includes accountability

for the entire 50 million dollar project budgets from initial acquisition

to homeowners warranty.Responsibilities included project feasibility

programs and acquisition analysis, project development, real estate

finance, marketing and sales organization, and monitoring of total project

performance and profitability. Originated the evaluation of any and all

projects for future acquisition, development, and construction. Coordinate

entire project from feasibility to owner walk-thru and warranty service for

200 "for sale" townhouses.
