EXPERIENCE:

1/12 - 10/14 Lincoln Property Company

Assistant Property Manager - 53 State Street, Boston, MA

Supported General Manager in a high-rise building of over 1,000,000 square

feet consisting of 40 floors of Class A commercial office space. Helped

compile necessary information for the budget. Maintained a close working

relationship with tenants regarding work orders, leases, move in/move out

process. Acted as a representative of building management on leasing tours

and when leasing brokers were not available I conducted the tours of

available spaces to prospective tenants on my own. Worked closely with GM

to establish terms and conditions for the property's leasing and prepared

leases accordingly. Worked closely with vendors to ensure that all site

operations were in compliance with established company policies and

procedures. Walked various floors of my choice on a daily basis with

Cleaning Manager and Engineers to assess and evaluate maintenance issues.

Followed up to ensure that services were delivered to agreed upon

specifications. Prepared all Requests for Proposals for capital non-

recurring projects and maintenance contracts and approval forms for non-

budgeted projects. Sustained LEED-EB Operations & Maintenance: GOLD

Accreditation and Energy Star rating for the property.

Of particular importance to Lincoln Property Company was "Tenant

Appreciation Events" which I was in charge of. Below are a few examples of

what I organized from initiating an idea, implementing it, planning,

organizing and completing to 100% satisfaction.

1. When Lincoln Property Company took over the management of 53 State

Street, they wanted an "Introduction Breakfast" to be held in the lobby for

all the tenants of the building. Through my close relationships with

vendors, etc., I transposed the entire lobby into a breakfast cafe with

several breakfast food and beverage stations, appropriate seating and an

introduction line introducing the new team of Owners and Managers.

2. Another Tenant Appreciation Event fell on the Opening Day of the Red Sox

season this past year, whereupon I transformed the lobby into a replica of

Fenway Park with several large flat screen televisions to see the opening

ceremonies celebrating the team's 2014 World Series Championship. Had hats,

pennants, hot dog vendors, peanuts, popcorn and several stations serving

ice creams sundaes of one's choice served in Boston Red Sox helmet cups.

Red Sox tickets and various prizes were raffled off.

3. Lincoln wanted to recognize the anchor tenant Law Firm of Goodwin &

Procter's 100th Anniversary in business by giving a special reception. They

wanted something spectacular. I found a place that would actually make a

cake 6 feet tall as a replica of the building. I designed the cake and made

special arrangements to stop traffic in order to get the cake delivered.

There were several more, but the above gives you an example and all were

attended by between about 200 - 3,000 people depending on the nature of the

event.

1/11 - 12/11 Brookfield Office Properties

Assistant Property Manager - 53 and 75 State Street, Boston, MA

Assisted Managers for both buildings - a 2.1 Million Class A commercial

real estate portfolio with a combined value in excess of $1 billion and

annual operation budgets in excess of $50 million. Instead of working under

only one General Manager as I later did for Lincoln Property Company, I was

running back and forth between the two buildings which are right next to

one another. There was One Vice President of Operations, two Property

Managers and one Assistant Property Manager. Some of my major duties were:

1. Sustained LEED-EB Operations & Maintenance: GOLD Accreditation and

Energy Star ratings for both properties.

Achieved a combined average score of 4.94 out of a possible 5.0 on the last

Kingsley Associates Customer Survey. This was an improvement over the prior

survey, at the top of the Brookfield portfolio and far above the Kingsley

Index at 4.05.

2. Prepared all Requests for Proposals for capital non-recurring projects

and maintenance contracts and approval forms for non-budgeted projects.

3. Prepared and maintained contracts for vendors and contractors.

4. Coordinated all tenant requests, including moving, deliveries and any

special requests.

5. Prepared approval forms for purchase order requests.

6. Oversaw construction in the building, including coordination with

Expediter for Building Department Permits, special inspections and

necessary sign-offs.

7. Coordinated construction and alterations with both buildings and tenant

construction contractors.

8. Updated Capital Improvements and non-recurring project schedules.

9. Conducted daily inspection of common areas, lobbies, multi-tenant

corridors, restrooms and building exterior.

Aside from my regular Assistant Property Manager duties, I was instrumental

in putting together the entire application processes for BOMA 360 for

both 53 and 75 State Street, Also the BOMA Boston & Mid-Atlantic Region

TOBY Award for 2011-2012, where 53 State was recognized for the Renovated

Building category and 75 State Street was recognized with the Earth Award.

At the end of the year 2011, Brookfield sold 53 State Street to United Bank

of Scotland (UBS), which hired a third party management company (Lincoln

Property Company) to manage the building and I was asked to stay on with

Lincoln Property Company. I was offered a position as Assistant Property

Manager of The World Financial Center in New York by Brookfield Office

Properties but accepted Lincoln's offer as I owned a condo in Boston at the

time and the logistics of the move were not feasible. Thereupon, Lincoln

Property Company a year later moved their entire Regional Office into 53

State Street with some 40 people and my job was eliminated.

6/04 - 12/10 Boston Properties, Boston, MA

1/10 - 12/10 Property Management Coordinator - Harvard University Place,

Cambridge, MA

This was a one-year assignment to not only manage the day-to-day operations

of the property owned by Boston Properties, but oversee the total uplift of

the building. Painting the entire ground floor as the hallways were an

entrance to an Art Gallery, shopped and ordered new lobby furniture to

enhance the Gallery parties. Oversaw a total reconstruction and painting of

the garage, and the entire roof had to be replaced. Most of this had to be

done during regular working daytime hours and therefore, I had to deal with

many tenant complaints, but one of my qualities is my exemplary personal

people skills. After the project was completed, many of the Board of

Directors at Harvard University housed in the building sent letters of

appreciation to Boston Properties for the courteous service they were

given. The project was done and I was offered and decided to accept a

position at Brookfield Office Properties.

1/07 - 12/09

Retail Property Management Coordinator - Prudential Center, Boston,

MA

Assisted Senior Property Management in managing the day-to-day operations

of The Shops at Prudential Center while ensuring proper maintenance and

tenant relations. Lead special projects on the property's common areas

including construction management. Prepared monthly and quarterly reports,

tenant leases, and vendor contracts. Coordinated all tenant requests

including tenant moves, deliveries as well as special functions held at the

Center, including concerts, fashion shows and book signings. Conducted

showings of available rental space to potential retailers.

Acted as a tenant liaison and maintained a high level of tenant

satisfaction through the coordination of service requests and

administration of maintenance services.

After being a member of BOMA for one year, the Membership Committee asked

me how the organization could attract younger people. After a great deal of

thought I came up with the term "Emerging Professionals" and instituted a

committee and a program to attract new members. We would meet once a month

for informational sessions that I branded as The Blueprint for Success

Series where we had guest speakers, a networking social hour, etc. This

resulted in BOMA Boston getting recognized at the TOBY International level

for the Marketing Best Practices Award in 2009. The success was immediate

and a significant part of BOMA Boston is now enhanced by a younger

contingent. I chaired the committee for the first two years and was asked

to serve on the BOMA International Careers in Real Estate Task Force where

I worked with BOMA affiliates across the country to help implement the

Emerging Professionals initiative in various cities.

2. At the Babson College Graduation I was the recipient of one of only

three awards given. It was the Shelby Cullom Davis Award for consulting

excellence showing leadership in creating a step by step written guide for

a non-profit organization called "The Giving Camp" which provided camps for

children with disabilities and looking to grow from just being located at

Tufts University to other colleges across the country.

3. This year I helped plan with representatives from the Brigham and

Women's Hospital The ClimbAmerica for Heart Disease. Since 53 State Street

is so tall with 40 floors and large stairwells, I was asked to facilitate,

set-up and organize the 2014 event. Over 1,000 participants showed up and I

felt it to be a very rewarding experience. I have organized several of

these types of events for Breast and Lung Cancer and Leukemia as well in

the past.
