PROFESSIONAL EXPERIENCE:

Real Estate Title Insurance
As claims counsel, I reviewed title claims and drafted coverage and denial
letters to policy holders, as well as indemnification letters. I
researched and settled claims of unrecorded deeds and mortgages, prior
liens, boundary line disputes, incorrect legal descriptions, erroneous
settlement procedures, and unpaid taxes. I analyzed title reports, lien
searches, surveys, deeds, and tax maps. I worked with foreclosure counsel
on a daily basis to settle prior liens and equitable subrogation claims. I
analyzed complex mortgage files and prepared internal memoranda outlining
fraudulent conduct for submission to fraud counsel. I retained experts
such as surveyors, handwriting analysts, and appraisers to review
documents. I retained outside counsel and participated in litigation
strategy and settlement of claims that were in litigation. I utilized
LEXIS, ACRIS, PACER and other internet sites to research and settle claims.
I used EXCEL spreadsheet to create claim progress reports.

Litigation
As an associate attorney, I handled residential real estate transactions
from contract negotiation through closing, and post closing issues on all
types of properties, including resale homes, new constructions, coops and
condos. I reviewed title reports, financial statements, condo rules,
cleared title exceptions, and prepared closing statements. I acted as bank
attorney on occasion, disbursing funds and preparing HUD-1's. I also
worked on some commercial transactions such as purchases and sales of small
business ventures. I worked on litigations such as partnership
dissolutions, business fraud, adverse possession, primary residence cases,
down payment disputes, and some landlord/tenant matters. I prepared
pleadings, motions, briefs and memos of law, and made numerous appearances
in State and Federal Court.

As an associate attorney, I learned to represent sellers and purchasers in
residential real estate transactions. I negotiated contracts, attended
closings, and prepared closing binders. I drafted pleadings for personal
injury matters; prepared and responded to discovery demands from intake to
trial; and reviewed police reports and accident reconstruction reports. I
attended No Fault arbitrations, conducted examinations before trial,
appeared for compliance and pre-trial conferences, and was given the
opportunity to settle smaller personal injury matters.
