Provide project management and office administration for Niecon Homes,
Inc., a local homebuilding and remodeling corporation. Responsibilities
include, but are not limited to the following functions:
Client Services: Meet and discuss construction needs with clients. Act as
point of contact to clients throughout the construction process with the
goal of complete customer satisfaction.
Orders and Scheduling: Negotiate pricing and terms, purchase material, and
schedule subcontractors required for a construction project. Award
contracts to selected vendors. Coordinate purchases for multiple
construction projects throughout the construction. Maintain ongoing
business relationships with vendors and contractors. Utilize extensive
internet navigation and searching techniques to research products.
Schedule orders so material and labor are available on the jobsite as
needed. Construction completion target dates are regularly met due to
detailed and diligent scheduling.
Job Costing and Bookkeeping: With the usage of QuickbooksPro Accounting
Software, issue payments to vendors and contractors and track all job
costs. Analyze job cost budgets to actual costs regularly. Manage
historical cost database for reference use on future projects. Due to
detailed itemization and accurate budgeting, contracted projects
consistently meet or exceed profitability expectations. Initiate project
billing and collections. Issue payroll checks and withhold, electronically
deposit and report payroll liabilities. Process and analyze periodic
Profit & Loss and Balance Sheet Statements. Reconcile corporate bank
accounts.
Human Resources: Provide Human Resource administration, including
recruiting, hiring, orientation, benefits coordination, safety training and
support, processing required forms such as IRS W-4 and I-9, employee
relations support, performance management and maintaining confidential
personnel records
Administrative: Maintain office communication utilizing Microsoft Office
programs, primarily Word, Excel and Outlook. Organize construction project
documents effectively. Develop and implement pricing, purchasing and
contract management instructions, policies and procedures. Purchase and
maintain office computer hardware and software, business equipment and
supplies. Research, obtain and maintain corporate insurances, including
liability, builders risk, contractor equipment, auto, and medical. Acquire
subcontractor insurances. Promptly attend to all customer, supplier and
subcontractor phone calls and emails in a friendly and professional manner.
