PROFESSIONAL QUALIFICATIONS

Mr. Rios graduated as a Bachelor in Science in Civil Engineering from the University of South Florida, in Tampa, Florida, and

specialized in construction cost analysis, and holds a Master in Business Administration with concentration in finance from

St. Leo University, St. Leo, Florida. He is an accredited senior appraiser of the American Society of Appraisers (ASA), and a

senior member of the American Society of Cost Segregation Professionals (ASCSP).

Mr. Rios started his career in the machinery and equipment valuation and cost segregation industry in the year 2000 with

Marshall & Stevens Valuation and Advisory Services. In the year 2006 Marshall Stevens sold his Cost Segregation Group to

CB Richard Ellis Valuation and Advisory Services, where he worked as a machinery and equipment appraiser and Cost

Segregation Engineer until the year 2012. Mr. Rios currently works as an independent contractor for Paulet, Rios and

Associates.

Mr. Rios has participated in hundreds of valuation assignments for a wide variety of industries including but not limited to:

pharmaceutical manufacturing facilities, recycling facilities, quarrying machinery and equipment, concrete block plants,

construction machinery and equipment, restaurant machinery and equipment, hotel machinery and equipment, medical

facilities, warehouses, distribution centers, bank and office machinery and equipment, etc throughout the United States. Mr.

Rios has performed hundreds of Engineering Cost Segregation studies for a wide variety of projects, which include:

manufacturing facilities, banks, office buildings, medical facilities, warehouses, distribution centers, shopping centers, and

apartment complexes
