Job Purpose

The Senior Planning Engineer is responsible for developing, maintaining, monitoring, and controlling project schedules for hotel, villa, and high-end residential construction projects. The role requires close coordination with construction, engineering, procurement, commercial, and subcontractor teams to ensure projects are delivered in accordance with approved programmes, contractual milestones, and project requirements.

Key Responsibilities

• Develop and maintain detailed Baseline, Tender, Recovery, and Updated Programmes using Primavera P6.

• Prepare detailed WBS and activity networks covering civil, structural, architectural, MEP, finishes, landscaping, external works, testing & commissioning, and handover activities.

• Establish activity relationships, calendars, constraints, milestones, resources, and cost loading.

• Prepare regular weekly and monthly programme updates based on verified site progress.

• Monitor planned versus actual progress and identify delays, critical activities, and potential impacts on project completion.

• Perform Critical Path and Float Analysis and provide recommendations to the Project Manager and Planning Manager.

• Prepare and monitor 2-week, 3-week, and 4-week look-ahead programmes in coordination with site teams.

• Develop recovery and mitigation programmes where project progress is behind the approved schedule.

• Prepare and monitor manpower, equipment, productivity, and resource requirements.

• Coordinate with procurement and engineering teams to monitor material submittals, approvals, procurement, delivery, and installation.

• Monitor subcontractor programmes and ensure alignment with the main project programme.

• Review subcontractor progress and assess the impact of delays on project milestones.

• Prepare weekly and monthly progress reports, including S-curves, progress curves, dashboards, and variance analysis.

• Participate in progress and coordination meetings and present programme status, critical issues, delays, and recovery measures.

• Coordinate with commercial and quantity surveying teams regarding progress measurement, planned value, actual value, and cost-loaded programmes.

• Maintain accurate records of actual start/finish dates, remaining durations, progress percentages, and forecast completion dates.

• Assist in the preparation of Extension of Time (EOT), delay analysis, and claims documentation, where required.

• Analyze the effect of variations, design changes, late approvals, procurement delays, and site constraints on the project schedule.

• Maintain proper programme documentation and supporting records for delay and claim purposes.

• Coordinate with the Project Manager, Construction Manager, Engineering Manager, Procurement Manager, and other stakeholders to ensure programme objectives are achieved.

• Identify potential schedule risks and provide early-warning notifications to the project management team.

• Support project handover planning, including testing & commissioning, authority approvals, snagging, documentation, and final completion.

Required Qualifications

• Bachelor's degree in Civil Engineering, Construction Management, or a related discipline.

• 5–10 years of planning/scheduling experience in the construction industry GCC experience in Oman

• Proven experience in hotel, luxury villa, high-end residential, or similar building projects.

• Strong working knowledge of Primavera P6.

• Good knowledge of Microsoft Excel and construction progress reporting.

• Experience with project controls/reporting tools is an advantage.
