Multi-property position with one direct report.

The Maintenance Supervisor position assists in the overall management of maintenance personnel, supervision of unit turnover, repairs, renovations, projects and on call emergencies. The Maintenance Supervisor will be directly responsible for carrying out all health and safety procedures that effect the property, its residents and employees. This person also supervises and coordinates activities of employees and outside contractors engaged in maintaining and repairing the physical structures of buildings and grounds.

Hands on maintenance position.

Responsible for the daily repair and upkeep of the assigned apartment community

Preparing vacant apartment homes for new residents

Responding to work orders in occupied apartments

Grounds maintenance and refuse control

HVAC troubleshooting and repairs

Electrical troubleshooting and repairs

Lock installation and repairs

Minor plumbing

Minor painting

Minor carpentry

Appliance installation and repairs

Swimming pool maintenance and repairs

Requirements:

High school diploma or GED; or equivalent combination of education and experience

1-2 years general maintenance experience

Working knowledge of HVAC, electrical, plumbing, appliance repair, swimming pools and carpentry.

Valid driver’s license

Hours: 8:30am - 5:30pm & on call after hours emergency's

Qualifications:

1. A minimum of two years in a related supervisory position.

2. HVAC Certification

3. Pool Certification preferred

4. Computer literate to the extent of working with a computer on a daily basis

5. Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form

Physical Demands:

1. The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.

2. Physically able to climb numerous flights of stairs on a daily basis.

3. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.

4. Kneeling: Frequently bending legs at knees to come to rest on knee or knees.

5. Crouching: Frequently bending body downward and forward by bending legs and spine.

6. Reaching: Frequently extending hand(s) and arm(s) in any direction.

7. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.
