Maintenance Technician (Residential)

Job Description

Job Title and Overview:

The Maintenance Technician is responsible for performing routine and emergency repairs, preventative maintenance, and general upkeep of residential and/or commercial properties. This role ensures that all building systems function efficiently and that tenant maintenance requests are addressed in a timely manner. The Maintenance Technician works closely with property managers, maintenance coordinators, and vendors to maintain the safety, appearance, and operational integrity of the properties.

Key Responsibilities:

General Maintenance & Repairs:

Perform routine maintenance tasks. including plumbing, electrical, HVAC, carpentry, and appliance repairs.

Address and resolve tenant maintenance requests efficiently.

Troubleshoot and repair minor mechanical, electrical, and plumbing issues.

Preventative Maintenance:

Conduct regular inspections of building systems and equipment.

Perform scheduled maintenance on HVAC systems, water heaters. and other property systems.

Identify potential maintenance issues and report than to management.

Unit Turnovers & Property Readiness:

Prepare vacant units for new tenants by repairing. painting, and ensuring all fixtures and appliances are in working order.

Inspect units for compliance with company and housing standards before move-in.

Safety & Compliance:

Ensure that all repairs and maintenance work adhere to building codes and safety regulations.

Respond promptly to emergency maintenance issues. including plumbing leaks, electrical failures, and HVAC malfunctions.

Maintain clear records of inspections, repairs, and safety checks.

Equipment & Inventory Management:

Maintain an inventory of tools, equipment, and replacement parts. Order necessary supplies to complete maintenance tasks efficiently.

Ensure company tools and equipment are properly maintained and stored.

Vendor & Contractor Coordination:

Work with outside vendors and contractors when specialized repairs or installations are needed.

Provide access and oversee work to ensure quality and compliance with property standards.

Tenant & Property Management Support:

Communicate with tenants regarding repair timelines and expectations. o Assist property managers with inspections and maintenance planning.

Document completed work orders and provided updates on repair status.

Grounds Maintenance:

Pick up of trash and other debris

Removal of snow and (or) salting of the common areas

Pruning of minor landscaping
