Perform general repairs including plumbing, electrical, carpentry, drywall, painting, flooring, and minor HVAC repairs.
Complete routine maintenance work orders in a timely and professional manner.
Conduct preventive maintenance on building systems and equipment.
Repair doors, windows, locks, cabinets, furniture, and fixtures.
Replace light bulbs, filters, smoke detector batteries, and other routine items.
Assemble and install furniture, shelving, appliances, and equipment.
Maintain the exterior of the property, including walkways, parking areas, fencing, and common areas.
Perform basic landscaping tasks as needed, including watering, trimming, and debris removal.
Respond promptly to maintenance emergencies and after-hours calls when required.
Inspect the property regularly to identify safety hazards or repair needs.
Maintain maintenance tools and equipment in good working condition.
Follow all OSHA, safety, and company policies and procedures.
Keep accurate records of completed work orders, inspections, and maintenance activities.
Assist with unit turnovers by preparing rooms or apartments for new occupants.
Work cooperatively with management, residents, vendors, and other staff members.
