Position: Full-time Facilities Manager (residential and commercial)

Business Information and Location:

- ECC UNITED Pty Ltd are residential and commercial construction located in 2 states VIC and WA.

- Location in WA: 34 Welshpool Rd, Welshpool, WA, 6106

Salary ($AUD + SUPERANNUATION): $147,000 plus super

Duties and Responsibilities:

• A Facilities Manager oversees the maintenance and operation of buildings and other infrastructures to ensure all facilities are functioning optimally and safely. Their duties include managing maintenance, negotiating with suppliers and contractors, and managing building renovations and office moves. They are also responsible for compliance with relevant health and safety regulations.

• In cooperation with all occupants of the building and be responsible for the care, management, and protection of assigned real property and are required to safeguard the property from damage or loss.

• Implement and manage, access programs, maintenance programs, waste management, traffic management and resources

• Maintain fire-safe conditions inside and outside the facility. All facility managers are required to have a working knowledge of local Fire Prevention and Protection requirements.

• Established rules for opening and closing the building during normal duty hours and ensured all occupants complied with the rules. These rules, including after-hours admittance and security measures, will be posted inside the building by the facilities manager.

• Maintain an aggressive energy and water conservation program

• Serve as the central point of contact for building occupants requesting Civil Engineer services. Managing, supervising and coordinating the work of contractors.

• Maintenance of the area surrounding their assigned buildings as specified in local guidance. Understanding of safety regulations, building codes, and compliance requirements.

• Establish a key control program and procedures for the security of all basic and master keys that service their facility

• Ensure service requests are submitted either verbally or written in accordance with AFI 32-1001, Operations Management and supporting playbooks. Requests for minor construction and planned work must be approved using an AF Form 332.

• Ensure proper surveillance and customer complaint procedures are adhered to the requirements in the contracts for refuse collection, grounds maintenance, and custodial services.

• Ensure reserve parking is requested and maintained in accordance with CED approval and guidance

• Budgeting, cost control, and financial planning skills to manage resources effectively.

• Managing tenders for contractors.

• Managing, supervising and coordinating the work of contractors.

• Coordinating and planning essential services such as reception, security, maintenance, mail, archiving, cleaning, catering, waste disposal and recycling.

• Calculating and comparing costs for required facilities management services.

• Planning for future development in line with strategic business objectives.

• Managing change to ensure minimal disruption to a company’s business activities.

• Ensuring compliance with health and safety regulations and legislation.

• Planning space and resource allocation for new or existing premises.

• Coordinating and leading facilities management staff.

• Monitoring service level agreements.

• Responding to emergencies or urgent issues as they arise.

Required skills and qualifications:

• A master’s degree

• Minimum 6 years of relevant experience in facilities management

• Skills in planning, executing and closing projects, including scheduling and budgeting.

• Budgeting, cost control, and financial planning skills to manage resources effectively.

• Demonstrates proactive & professional approach to customer service and stakeholder engagement.

• Knowledge of preventive and corrective maintenance practices

• Efficiently managing time and prioritizing tasks to meet deadlines

• Analytical, proven ability to solve problems using a quantitative approach
