Harmony Gardens Assisted Living

Location: Columbus, Ohio

Position Type: Full-Time

Schedule: Monday-Friday with On-Call Responsibilities as NeededLead Our Maintenance Team

Harmony Gardens Assisted Living is seeking an experienced, dependable, and service-oriented Maintenance Director to oversee the maintenance, safety, and environmental operations of our senior living community. This position plays a vital role in ensuring a safe, comfortable, and attractive environment for residents, visitors, and staff.

The Maintenance Director is responsible for planning, organizing, and directing all maintenance operations, including building systems, preventative maintenance, grounds management, life safety compliance, vendor oversight, and regulatory compliance. The Maintenance Director ensures the community remains safe, functional, and well-maintained while supporting the needs of residents and staff.Essential ResponsibilitiesFacility Operations

Oversee day-to-day maintenance of the building, grounds, and equipment.

Perform routine inspections to identify repair and safety needs.

Manage preventive maintenance programs for all facility systems.

Ensure timely completion of work orders and maintenance requests.

Coordinate repairs and renovations with vendors and contractors.Building Systems

Monitor and maintain:

HVAC systems

Plumbing systems

Electrical systems

Fire alarm systems

Emergency generators

Kitchen equipment

Nurse call and security systems

Arrange inspections and servicing as required.Safety and Compliance

Conduct routine safety rounds and environmental inspections.

Ensure compliance with Ohio assisted living regulations and local codes.

Maintain records of testing, inspections, maintenance, and repairs.

Coordinate fire drills and emergency preparedness activities.

Investigate and correct environmental hazards.Team Leadership

Supervise maintenance personnel and outside contractors.

Train staff on safety procedures and equipment use.

Develop departmental schedules and priorities.

Manage maintenance budgets and purchasing.Resident Relations

Respond promptly to resident maintenance concerns.

Maintain positive relationships with residents and families.

Support resident satisfaction initiatives.QualificationsRequired

High school diploma or GED.

Minimum 3 years of maintenance experience.

Minimum 2 years of supervisory experience.

Knowledge of HVAC, plumbing, electrical, and general building maintenance.

Valid driver's license with acceptable driving record.

Ability to participate in an on-call rotation.Preferred

Experience in assisted living, healthcare, long-term care, or senior living.

Trade certification or vocational training.

Knowledge of life safety systems and regulatory compliance.

Experience managing maintenance budgets and vendors.Knowledge, Skills, and Abilities

Strong troubleshooting and repair skills.

Excellent leadership and organizational abilities.

Ability to prioritize multiple projects and deadlines.

Strong customer service and communication skills.

Knowledge of preventative maintenance programs.
