Job Title: Regional Maintenance Director

Department: Maintenance

Reports To: Regional Property Manager / VP of Operations

FLSA Status: Exempt (Salary/No OT)

Position Summary

The Regional Maintenance Director provides leadership, strategic direction, and oversight for maintenance operations across a portfolio of apartment communities. This role supervises and develops Maintenance Supervisors at each property, standardizes maintenance practices and preventive maintenance programs, manages regional capital and operating budgets, and serves as the final point of escalation for property maintenance and after-hours emergency issues that Maintenance Supervisors are unable to resolve. The Regional Maintenance Director partners closely with Regional Property Managers and ownership to protect asset value and ensure a consistently safe, well-maintained resident experience across the portfolio.

Essential Duties & Responsibilities

Provide leadership, coaching, and performance management for Maintenance Supervisors across all properties in the region.

Train, mentor, and evaluate Maintenance Supervisors; support hiring decisions and succession planning for maintenance staff.

Establish coverage plans and step in to perform or oversee maintenance duties at any site experiencing staffing shortages, high turnover, or vacancies

Serve as the final point of escalation for after-hours emergency and on-call issues that cannot be resolved by the property's Maintenance Supervisor or on-call technician.

Establish and standardize preventive maintenance programs, safety protocols, and maintenance procedures across the portfolio.

Develop, monitor, and manage regional maintenance operating and capital budgets; review property-level spending and control costs.

Review and approve major repairs, capital improvement projects, and large-scale vendor contracts across the region.

Negotiate regional vendor and contractor agreements; evaluate vendor performance, pricing, and quality across properties.

Conduct regular property inspections and audits to assess maintenance quality, safety compliance, and curb appeal; identify and address deficiencies.

Establish detailed plan to complete quarterly site walks, and follow up on completion.

Ensure portfolio-wide compliance with OSHA, EPA, Fair Housing, and other applicable safety and regulatory requirements, including certifications, documentation, and recordkeeping.

Identify and mitigate risk across the portfolio, including life-safety systems, environmental hazards, and deferred maintenance.

Support due diligence, capital planning, and budgeting for new acquisitions or major renovations.

Track and report on key maintenance metrics (work order turnaround, make-ready timelines, budget variance, preventive maintenance completion) to regional and executive leadership.

Assist with hiring, onboarding, and training of maintenance staff across the region.

Respond to and help resolve escalated resident concerns related to maintenance service.

On-call required. Serve as the final escalation point in the region's rotating on-call structure.

Follow all safety policies, use proper PPE, and comply with Fair Housing and company standards.

Qualifications

High school diploma or equivalent required; trade school, technical certification, or related degree preferred.

7+ years of progressive maintenance experience required, including 3+ years in a multi-site or regional maintenance leadership role.

Expert working knowledge of plumbing, electrical, HVAC, appliance repair, general construction, and building systems.

EPA / HVAC (Type I, Type II, or Universal) certification required.

CPO (Certified Pool Operator) certification required, or willingness to obtain within a specified probationary period.

Demonstrated success leading, developing, and holding multiple teams accountable across different sites.

Strong financial acumen, including budgeting, forecasting, and cost control across a multi-site portfolio.

Strong vendor negotiation and contract management experience.

Ability to read and interpret blueprints, safety data sheets, contracts, and technical manuals.

Excellent communication, organizational, and problem-solving skills; ability to interact professionally with residents, staff members, vendors, and ownership.

Proficiency with work order and property management software (e.g., Entrata, Yardi, or similar) required.

Willingness and ability to travel regularly between properties within the region.

Reliable vehicle and a valid driver's license required.

Physical Requirements

Frequent walking, standing, bending, stooping, kneeling, and climbing stairs and ladders up to 20 feet.

Ability to lift and carry up to 75 lbs. as needed.

Ability to work outdoors in all weather conditions and in confined spaces.

Ability to travel frequently by car between properties within the region, including some overnight travel.

Schedule

Full-time. On-call required; weekends and rotating after-hours emergency coverage are part of the schedule. Reliable transportation required.
