Job Title and Overview:

The Maintenance Team Lead oversee and coordinates daily maintenance operations for a portfolio of properties, ensuring that all maintenance tasks, repairs, and audits are completed efficiently, according to company standards within budget restraints. This role serves as the primary point of contact for the maintenance team, providing leadership, training, and technical support. The Maintenance Team Lead works closely with Maintenance Director property managers, maintenance coordinators, and vendors to ensure a safe, well-maintained environment for tenants. Responsible for up to 600 scattered-site units in Columbus, OH.

Key Responsibilities:

Maintenance Team Leadership & Supervision:

• Lead, train, and mentor a team of maintenance technicians.

• Assign and oversee work orders, ensuring timely completion of repairs.

• Monitor team performance and provide feedback for improvement.

• Assist in hiring, onboarding, and evaluating maintenance staff.

Maintenance Operations & Repairs:

• Perform and oversee general maintenance tasks, including HVAC, plumbing, electrical, carpentry, and appliance repairs.

• Ensure unit turnovers are completed efficiently, and units are move-in ready.

• Troubleshoot and diagnose maintenance issues, providing technical guidance to the team.

• Ensure that all work meets company quality standards and local building codes.

Preventative Maintenance & Repairs:

• Develop and implement preventative maintenance schedules for all properties.

• Conduct regular property inspections to identify potential maintenance issues. To Ensure that maintenance records are accurately maintained and updated.

Safety & Compliance:

• Enforce compliance with OSHA regulations and company safety policies.

• Ensure maintenance activities align with building codes and legal requirements.

• Respond to emergency maintenance situations and provide support in crisis scenarios.

Vendor & Inventory Management:

• Coordinate with vendors and contractors for specialized repairs and services.

• Ensure that maintenance supplies and equipment are stocked and well maintained.

• Assist in negotiating vendor contracts and tracking maintenance expenses.

Communication & Coordination:

• Act as a liaison between the maintenance team, property managers, and tenants.

• Provide regular updates to management on maintenance activities and challenges.

• Address tenant maintenance concerns in a professional and timely manner.
